The hotel will also contain a skybridge spanning Gulf Boulevard, providing direct access from the hotel to Archibald Park and the beach.

In addition to the on-site amenities, the ownership group plans to incorporate a nearby marina into the hotel’s offerings.

The team purchased Bowden’s Marina in December for $5.6 million. Located about a quarter mile from the hotel at 410 150th Avenue, the property will be renamed Beachmaker Marina and renovated to better serve Beachmaker owners and guests.

Karns said several new operators are expected to offer fishing charters, sunset cruises, and dolphin tours.

The Beachmaker is expected to open in 2027.

Pricing for the suites starts at $700,000, while penthouses begin at $4 million.

Karns said more than 50% of the 161 units have already been sold.

In addition to The Beachmaker, the team is also developing an 87-key Marriott Tribute condo hotel across from the popular John’s Pass Boardwalk in Madeira Beach.
