The RISE Doro Apartments in Downtown Jacksonville went up in flames in January 2024, just days before its first tenants were supposed to move in.

JACKSONVILLE, Fla. — An apartment community stopped short just before its opening in Downtown Jacksonville will rise again — and now there’s an official date.

The RISE Doro Apartments, located just steps from VyStar Ballpark and EverBank Stadium, is now leasing for spring 2026. Several apartments are listed as ready for move-in on March 30, 2026.

The opening will come more than two years after the luxury apartment building went up in flames on Jan. 28, 2024, five days before opening day. The former construction director told First Coast News the fire took place the night before the fire marshal was scheduled to help activate the sprinkler system. The fire burned for nearly four days.

Although the official cause was listed as “undetermined,” the state fire marshal report listed irregular electrical activity as the “most probable cause.”

Developers began rebuilding the Doro in January 2025. While much of the building was demolished in the days that followed the fire, some areas were protected and able to be salvaged, like the rooftop poll and bar area.

The apartments are just one piece in the mission to transform Jacksonville’s sports entertainment district and bring more people downtown. While renovations continue at EverBank Stadium, construction is also underway on the waterfront Jacksonville Shipyards, which will feature a new marina, a restored Metropolitan Park and a Four Seasons Hotel.
