Released in December 2025, anyone questioning which of the 67 counties in Florida are the least expensive for property taxes needs to look no further than this report from Florida Tax Watch. Often regarded as a middle ground for property taxes (though they are rising), this list might be the difference-maker for anyone considering a move to Florida and whether it’s a good move overall. 


Unsurprisingly, none of the major counties in Florida that most people are familiar with, such as Palm Beach and Miami-Dade, are among the lowest. In fact, Palm Beach is the 4th most expensive, Miami-Dade is in 6th, and Broward County, which includes the popular destination of Fort Lauderdale, ranks 7th. 


How The Lowest Property Taxes Are Calculated 

Using the Florida Tax Watch information, it won’t come as any surprise that property taxes in Florida have grown rapidly. The study shows, on average, that homeowners in Florida pay around $2,397.57 per person. In this study and many others like it, property taxes are calculated by multiplying a home’s assessed value by the tax rate. What this means is that a $500,000 home with a 0.5% tax rate would pay right around $2,500 in property taxes, right around the average for the state. 

Assessors also take three things into consideration when determining tax liability in Florida, including the property tax rate for the area, the property value, and the assessment ratio, or the percentage of the property value that is subject to taxation. On the plus side, Florida residents can also avail themselves of a $50,000 Homestead exemption and the “Save Our Homes” cap that limits annual assessment increase to 3% or inflation, whichever is lower, which means your tax bill can’t suddenly spike overnight.

Per Capital Total Property Tax Levies: $881.14

A pandhandle staple in Florida, Gadsden County is home to around 43,826 people and is the 10th least expensive county as far as property taxes, averaging around $881.14 per home. The area was historically known for its tobacco crops, which are no longer grown. 


9. Wakulla County

Per Capital Total Property Tax Levies: $868.66

Part of the “big bend” region of Florida, Wakulla County is home to around 33,764 people and is part of the Tallahassee metro area. The area was founded in 1843, giving it a rich history dating back to Spanish explorers. 


8. Baker County

Per Capital Total Property Tax Levies: $825.14

Named for James McNair Baker, a Confederate Senator, Baker County is part of the broader Jacksonville metro area and has a population of around 28,529 people. With property taxes averaging just above $825 annually, it remains an inexpensive place to live in the state. 


7. Washington County

Per Capital Total Property Tax Levies: $778.75

Created in 1825, Washington County is located in the upper part of the Florida panhandle and is home to approximately 25,318 people. Almost twice the size of Delaware, stretching 616 total square miles, anywhere you live in here, you’re paying on average around $778.75 in property taxes. 


6. Calhoun County

Per Capital Total Property Tax Levies: $757.03

With a population of 13,278, Calhoun County, Florida, is located in the northern panhandle and was named for John C. Calhoun, the seventh U.S. Vice President in 1838. The area only occupies around 574 square miles, but even so, it still remains one of the lowest in the state for property taxes.

Lafayette County is the fifth-least expensive county in Florida for property taxes.



Per Capital Total Property Tax Levies: $727.64

Costing homeowners an average of $727.64 annually, Lafayette County was formed in 1856 and is home to approximately 8,226 residents. Among its claim to fame is that it’s a “dry” county in that it only allows alcohol sales of beer. 


4. Liberty County

Per Capital Total Property Tax Levies: $719.91

At only $719.91 annually, Liberty County, Florida, is part of the area “Big Bend” region around the panhandle. Named after the American ideal of liberty in 1855, the area is said to cover around 843 square miles for 7,974 residents who undoubtedly enjoy lower property taxes. 


3. Jackson County

Per Capital Total Property Tax Levies: $695.76

The third least expensive county in the state, Jackson County, occupies a region in the panhandle of the state and was established in 1822. For the 47,319 residents in the region, the low property tax is one of its biggest appeals. The county itself was named after Andrew Jackson, who was Florida’s first military governor in 1821. 


2. Holmes County

Per Capital Total Property Tax Levies: $516.83

Created in 1848, Holmes County includes approximately 489 square miles of land, making it the fifth-smallest county in Florida by square area. The area is known for having natural springs, including Ponce de Leon, which is named after the Spaniard believed to have discovered the state, but is also home to popular state parks and springs for the 19,653 people who reside here.

Per Capital Total Property Tax Levies: $415.94

Founded in 1921 and located in North-Central Florida, Union County might be the least expensive as far as property taxes, but it’s also the smallest in the state, covering approximately 250 square miles. The entire population of the country is only 15,532 as of 2023, all of whom average around $415.94 annually in property taxes.
