Monin-leased Pinellas Park warehouse sells

A one-story, 86,356-square-foot warehouse and distribution property at 9411 Belcher Rd., Pinellas Park sold Feb. 17 for $18.4 million.

The newly constructed building, completed in 2024, is leased by Monin, a gourmet syrup and flavor innovation company founded in France and whose products are available in more than 140 countries. Monin Americas, headquartered in Clearwater, leased the Pinellas Park property in October, 2024 to expand its storage and distribution capacities.

Situated on 12.67 acres of land, the building features 30-foot ceiling heights, eight dock-high overhead doors, an ESFR sprinkler system, 122 parking spaces and 1,000 feet of frontage on Belcher Road.

The seller, under the registered name CMNY Transitions, LLC, purchased the property in 2017 for $10.4 million. The purchaser, High Street Logistics Properties, is a real estate investment firm with headquarters in Woburn, Massachusetts and regional offices throughout the country.

Bayway Inn, a 54-unit two-story hotel located at 4400 34th Street S., St. Petersburg, has entered the market with an asking price of $8 million.

The one-building property, with 21,694 heated square feet, was built in 1984 and is situated on a 1.63-acre land area within the Skyway Marina District. It falls under the Skyway Marina Development Activity Center zoning district, which offers redevelopment potential. Current permits allow a residential building with 96 units and up to 120 units if incorporating workforce housing.

The hotel, which has been owned and run by the same family for over 20 years, shows consistent operating income and provides such amenities as efficiency rooms, a sundeck and heated pool, laundry facilities and vending machines.

The seller, represented by Stephen Molinari and Austin Littlepage with Keller Williams Commercial, purchased the property in 2004 for $2.15 million.
