Blackstone subsidiary Link Logistics has sold three of its Orlando-area industrial parks for more than $250 million to firms based in Dallas and Los Angeles.
The deals continue the company’s Florida sell-off that began in 2024, when Link Logistics sold the Lee Vista Business Center for $120 million. Over the next year, the company divested of six South Florida industrial assets valued at more than $1 billion.
This month, Link Logistics sold the Crossroads Distribution Center near The Florida Mall for $98.45 million to Crossroads Holding FL, LLC, an entity tied to Swift Creek Real Estate Partners, a Dallas-based real estate investment firm.
Hartford Fire Insurance Company provided $59.1 million in financing to the buyer for the transaction that closed Feb. 12.
A day earlier, another entity tied to Link sold Axcess Park @ 33rd and three surrounding parcels of land for $92.9 million to Los Angeles-based Ares Management, a global alternative investment manager that also had purchased some of Link’s South Florida assets.
Axcess Park is located in Orlando’s 33rd Street/McLeod submarket, which commanded some of the highest average asking rents in the region at $11.22 psf, according to Cushman & Wakefield’s Q42025 market report. Elevated pricing in this area is likely attributable to pronounced supply constraints, as no new industrial product has been delivered in nearly four years.
Syracuse Fund V Lender Sub LLC, an entity tied to Ares, provided $57.24 million in financing to the buyer for the transaction that closed Feb. 11.
Also on that day, Link Logistics sold its property at 13201 S. Orange Ave. for $77.8 million to Ares Management. The same lender provided $56.52 million in financing to buy the property listed on the deed as Cornerstone Logistics Centre.
Link Logistics is one of Central Florida’s largest and most active industrial landlords and developers. With 64 industrial properties totalling over 11.2 million square feet of space in the Orlando market, the latest sales barely make a dent in the Link portfolio. Company officials could not be reached for comment regarding the recent sales.
Crossroad Distribution Center
The facility is situated near the intersection of the Beachline Expressway (SR 528), Florida’s Turnpike and Orange Blossom Trail (US 441). The
The unincorporated land listed as 1075 Gills Drive (about 18 acres) and 1125 Gills (about 20 acres) last sold in January 2013 for $22.75 million. The properties are zoned ORG-IND-2/IND-3 (General Industrial Districts), which allows activities including manufacturing, processing, storage and distribution.
The buildings on both properties are divided into suites with multiple commercial tenants primarily in the transportation, logistics and building materials sectors. Each building has a different address.
At 1125 Gills is a warehouse of about 154,000 square feet. Directly south of it at 1151 Gills is another of about 255,000 square feet. Both were constructed in 1991 and are single-floor buildings.
Tenants in the smaller building are Wismettac Asian Foods, a wholesaler and distributor of Asian food products, and Iberia Foods, a distributor specializing in Caribbean and Hispanic food products. Lee & Associates, which handles leasing for Crossroads, has about 35,000 square feet of space available in the building.

The sole tenant in the larger building is the Office Depot Business Services Division, a dedicated B2B provider focusing on workplace, technology and facility supplies for companies of all sizes.
At 1075 Gills is a warehouse built in 1991 of about 74,000 square feet. Directly south of it at 1091 Gills is a warehouse built in 1984 of about 238,000 square feet. Both are single-floor buildings.
Tenants in the smaller building are Bay Insulation of Florida, a producer and distributor of metal building insulation materials, and TNT Parts/Tidewater Fleet Supply, an independent distributor of heavy-duty truck, trailer and equipment parts. Tenants in the larger building are Lesso America, a PVC pipe fittings manufacturer, and Best Cheer Stone & Cabinets, a factory-direct, one-stop supplier of natural stone products and cabinets.
Swift Creek’s website states that as of June 2025 its portfolio included 14 markets, 27 properties, 6,551,179 commercial square feet, 2,964 residential units and $1.7 billion in gross assets under management. It lists having past and current asset locations in Arizona, California, Nevada, Colorado, Texas, Louisiana, Missouri, Illinois, Indiana, Ohio, Kentucky, Tennessee, New York, Massachusetts, New Jersey, Maryland, North Carolina, South Carolina, Georgia, Hawaii and Florida.
Axcess Park @ 33rd
The properties near SouthChase bought by Ares are along LB McLeod Road between South Kirkman Road and President Barack Obama Parkway, about a mile southwest of I-4.
The main parcel is about 44.61 acres and the other three total 20.39 acres. Axcess has three buildings, all constructed in 2021, with addresses listed as 5257, 5281 and 5339 LB McLeod Road. The properties were last sold at the end of 2021 for about $50 million.

The largest building is about 208,000 square feet, while others about 125,000 and 117,000. The main parcel is zoned ORL-I-P (Industrial Park District). Of the remaining three, two are zoned ORL-C (Commercial) and one is zoned ORL-I-P/RP (Industrial Park District/Related Plan).
Tenants listed are All Systems Installation Next, which offers full-service office installations and versatile storage solutions; Mechanical One of Orlando – Air Conditioning, Plumbing and Electrical; KitchenCrest Cabinets; Skyline Services, a wholesale custom countertop fabrication and installation business; Southern Carlson, a distributor of construction and packaging machines, tools and supplies; and Northwest Plumbing.
Cornerstone Logistics
The 36.71 acres of unincorporated land Ares bought has one building of about 762,000 square feet that was constructed in 2007. Tenants listed are the Whirlpool Corporation and Kenco Stryker RDC, a regional distribution center operated by third-party logistics company Kenco Group in partnership with medical technology company Stryker. The property is zoned ORG-P-D (Planned Development) and was last sold in 2012 for $29.23 million.
Ares’ website lists its other Central Florida property as The Trismen Building, 213 W. Comstock Avenue in Winter Park, which offers fully furnished, single-occupancy executive office suites. The only other property it lists in the state is Eighteen Sunset in Miami Beach, a five-story Class A commercial building combining retail and office spaces. It has numerous other properties across the nation and around the globe.
