Florida continues to expand its offering of both new and expanding RV resorts, which is good news for Snowbirds interested in enjoying Florida’s sunshine, white sand beaches and many other attractions during the winter months, according to a press release.

“While the pace of new construction has slowed compared to a few years ago, we continue to see both new and expanding RV resorts in Florida, many of which have exceptional amenities,” said Bobby Cornwell, president and CEO of the Florida RV Park and Campground Association.

The Tallahassee-based trade association hosts CampFlorida.com, the travel planning website with a searchable database of campgrounds, RV parks and resorts across the Sunshine State.

Here’s a sampling of new and expanding campgrounds, RV parks and resorts in Florida: 

Homestead RV Community in Theodore, Ala.: This Mobile area park will continue to be in the expansion mode, with owners Ed and Monica Bridgman adding another 70 more RV sites in 2026, along with additional pickleball courts. The Bridgmans just finished enhancing their park with a $1.2 million event center, swimming pool and another pickleball court. Other amenities at this park, which opened in May of 2021, include a saltwater swimming pool and high-speed Internet service.

Leisure Lakes RV Resort in Pensacola, Fla.: This park plans to add another 35 RV sites, potentially later this year but more likely in 2026.

Olde Florida Motorcoach Resort in LaBelle, Fla.: This southwest Florida RV luxury motor coach resort, which celebrated its grand opening in January, has nearly 300 sites. Amenities include a 15,000 square-foot clubhouse; a resort pool and whirlpool spa with a large sundeck with poolside cabanas; a wellness/fitness center; eight pickleball courts; two tennis courts; a regulation basketball court; four bocce courts; four shuffleboard courts; horseshoes; an outdoor movie theater; a food truck park; two dog parks; a kids play area; and golf cart rentals. The resort also has high-speed WiFi. RV sites are available both for rent and for sale.

Beach House Cottage Retreat in LargoZeman Homes opened two Florida resorts this year that are comprised exclusively of park model RVs.

Peace River Oaks in Bowling Green, Fla.: This new 63-site park, which opened January 1, is an RV and glamping destination located along the tranquil banks of the Peace River near Bowling Green. The campground features 43 full hookup RV sites with concrete pads, picnic tables and fire pits, along with 20 riverfront glamping sites all spread across 25 acres.

Rivers Crossing RV Resort in Branford, Fla.: This resort opened Oct. 15 with 50 large RV sites, according to Brandi Everett, who is developing the park with her husband. Amenities include a temporary office and bathhouse, a dog park and fire pit. The Everetts plan to add a permanent office, swimming pool, and pickleball courts in 2026. This park is a convenient base camp for scuba divers as well as kayaking and other water recreation enthusiasts, given its location within two miles of the Suwannee, Itchetuknee and Santa Fe Rivers. This campground also offers guests a paved bike trail that connects to the Rails to Trails Greenway, which leads to local springs, state parks, restaurants and grocery stores.

Vacay Village of Pensacola in Pace, Fla.: This 29-site park is planning to expand to add another 40 RV sites in 2026, along with six cabins. Current amenities include a swimming pool and hot tub, and a stone clubhouse equipped with a media room, fitness room, and gathering spaces for meals and games.

New Park Model RV Resorts 

Zeman Homes opened two Florida resorts this year that are comprised exclusively of park model RVs. These include:

Beach House Cottage Retreat in Largo: Zeman is planning 150 park models for the first phase of this Tampa area 55-and-over resort, which opened in mid-summer. Future amenities include a swimming pool and spa, a fitness center and library. The resort is close to the scenic Pinellas Trail.Solana Cottage Resort in North Point: This 55-and-over resort opened this fall with 140 park models in the first phase. Amenities include a heated swimming pool and spa, poolside fire pits, a fully stocked fishing and a dog park. The resort also has a Mediterranean-style pavilion, complete with comfort seating and flat-screen TVs.

RV Resorts Renovated or Rebuilt after Hurricanes

Several RV resorts in the greater Fort Myers area have rebuilt RV sites and made other renovations following Hurricane Ian, which struck the area in 2022.

RV parks that have made significant renovations and improvements include the following:

Sun Resorts and Residences Sanibel Gateway in Fort Myers: Renovations to this resort, formerly known as Siesta Bay, were completed in August. The 55-and-over resort has 797 sites. Amenities include tennis, pickleball and shuffleboard courts along with a catch-and-release fishing lake.

Sun Retreats Fort Myers Beach: Renovations to this resort, formerly known as The Groves, were completed last year. The resort has 264 sites. Amenities include a clubhouse and fitness center, swimming pool and hot tub, as well as pickleball and shuffleboard courts.

Sun Resorts & Residences Fort Myers Beach: Renovation work is ongoing at this resort, which was formerly known as Indian Creek. The park has 1,430 sites, including 800 RV sites and just under 600 manufactured home sites. Amenities include two heated swimming pools; outdoor games, including pickleball, cornhole, bocce ball and shuffleboard; and catch-and-release fishing for crappie and saltwater tarpon.

Upriver RV Resort in North Fort Myers: Park owner Lynda Phelps has rebuilt 50 RV sites that were damaged in recent hurricanes. The new RV sites are 100 feet long and feature concrete patios. Other recent park improvements include surfacing park roadways and adding new docks, a gazebo and an outdoor kitchen along the canal area. Park bathrooms have been renovated with fresh paint and comfort height toilets, pedestal sinks and new mirrors.

The recreation hall has also been repainted and furnished with new mirrors, mats and gym equipment. Pool tables have been refurbished with new felt and new balls, and Q sticks. The pool area also has new plantings, a new outdoor kitchen and gazebo area, new pool furniture and new outdoor heaters.
