The Ocoee Planning and Zoning Commission unanimously recommended site plan approval last week for the next phase of Ocoee Village Center, which is set to include a national grocery chain.
During the meeting, representatives for developer Konover South declined to confirm the tenant for the planned 43,000-square-foot grocery building, but past applications submitted to the city listed Walmart Neighborhood Market as the user. There are also plans for an adjacent gas station and convenience store for the next phase, which is slated for the southwest corner of Clarcona Ocoee Road and N. Lakewood Avenue.
McGregor Love, a land use attorney with Lowndes, and Josh Lockhart, market leader at CPH Consulting, represented the developer at the meeting. Arkansas-based firm HFA Architecture + Engineering, which has partnered with Walmart for nearly three decades, prepared the renderings.

Konover South ultimately plans to develop all four corners of the intersection with about 117,000 square feet of commercial space. The first phase, located on the southeastern corner, opened earlier this year and is leased with tenants including 7-Eleven, Chipotle, Papa John’s, Jersey Mike’s, AT&T, Tropical Smoothie, and Glorie Nails.
On the northern side of Clarcona Ocoee Road, Konover South plans to build five more retail buildings and a quick-service restaurant. That portion of the development is still in the early stages of leasing, but Heartland Dental is confirmed as a tenant.
A representative from Konover South wasn’t immediately available to comment. However, a press release from earlier this year announced that the remaining portions of Ocoee Village Center are expected to break ground in 2026.

The 75-acre Ocoee Village development also includes apartments and townhomes. Serenza at Ocoee Village, which Cleveland-based developer NRP Group sold last year for $72.8 million, opened in 2023 just north of Konover South’s project. The four-building, 320-unit community has a mix of one-, two-, and three-bedroom units, along with amenities such as clubhouse with a lounge and kitchen, a pool with grilling stations and covered seating, a gym, a dog park, and a coworking space.
Additionally, Park Square Homes recently completed the 232-lot built-to-rent Ocoee Village Townhome community to the south, where amenities include a pool with cabanas, a playground, and a dog park.
Ocoee Village is also just east of The Dynasty, a planned $1 billion sports complex and mixed-use destination that received approval from the Ocoee City Commission earlier this year. Hobe Sound-based Montierre Development is behind the 159-acre project, which is set to deliver 17 multi-purpose fields, two hotels, and commercial space south of Fullers Cross Road and east of Ocoee Apopka Road.
The sports portion of the project will have 16 baseball fields, 6 of which can be converted for football and soccer purposes, along with one field solely for football use. There will also be a 150,000-square-foot indoor sports & fitness building with basketball and volleyball courts and rehab facilities, and outdoor batting cages.
The plans also call for a pair of hotels with 1,100 rooms, 350,000 square feet of retail, dining, and entertainment venues, and multiple parking garages.
