The recently opened Tampa home of a chicken restaurant chain that traces its roots to Guatemala has sold.

The property, leased to Pollo Campero, is at 6331 W. Waters Ave. and was bought in a 1031 exchange for $3.06 million.

The buyer, according to Hillsborough County property records, is a Westwood, New Jersey, investor whose address matches that of the Kessler Rehabilitation Center in the borough.

The sellers, a pair of LLCs, one in California and the other in suburban Nashville, bought the then-vacant land in 2023 for $750,000.

Pollo Campero, which was founded in Guatemala in 1971, serves a marinated chicken that the company says came from combining generations of family recipes. Today it operates restaurants in 21 states. It has 18 in Florida, mostly in the Orlando and Miami markets. The Tampa location is one of two in the city.

The restaurant building that sold is 2,500 square feet. It sits next to a Chipotle Mexican Grill and across from a Target- and Lowe’s-anchored shopping center that is right off the Veterans Expresswaym about 6 miles from Tampa International Airport.

Pollo Campero has a 15-year corporately guaranteed ground lease. It opened in March.
