A waterfront new-build mansion in Fort Lauderdale’s Sea Ranch Lakes has sold for $13 million—a new price point for the stretch of the Intracoastal Waterway that soccer legend Lionel Messi calls home.

The 7,000-square-foot home on Seneca Road was completed earlier this year. It features the standard Miami Modern fare of large windows, minimalist interiors and open-plan indoor/outdoor spaces—along with a waterfront infinity pool, a floating staircase, a 300-bottle wine cellar and glass-enclosed balconies overlooking the water.

The 0.31-acre property is on the Intracoastal side of the Sea Ranch Lakes community facing the Bay Colony neighborhood, where Messi purchased a 10,500-square-foot mansion for $10.75 million in 2023 to be near Chase Stadium in Fort Lauderdale, where Inter Miami CF plays and trains.

The Seneca mansion came to market in June f 2024 with Veroushka Volkert of ONE Sotheby’s International Realty, asking $16.8 million. Over the following year, the price came down several times and was asking $14.4 million when it went into contract in early October, according to Zillow. The sale closed this week.

“This property represents the best of the best,” Volket said. “The views, the privacy, every architectural detail and every finish was curated to perfection.”

The seller, a local real estate agent and developer, purchased the lot for $3.875 million in 2022 and demolished the existing home to make way for the new build. She could not immediately be reached for comment.

Sea Ranch Lakes is located just north of Lauderdale-by-the-Sea, between Fort Lauderdale and Pompano Beach, and commands some of the higher prices in the area. There are currently two homes in the neighborhood—also new construction—asking $12 million and $20 million, two of only four properties asking above $10 million along that stretch, according to records on Zillow. The other two are located in Bay Colony.

Nearer to Fort Lauderdale, there are numerous properties asking $20 million or more, with a further cluster near Lauderdale Beach before tapering off.
