Prometheus Partners adds to its real estate portfolio

Following the closing Oct. 14 on the purchase of a two-building, 0.48-acre property at 205 15th Avenue SE, St. Petersburg for $2 million, Clearwater-based developer Prometheus Partners closed Oct. 20 on the acquisition of 333 16th Avenue S. for $7.5 million.

The 3.39-acre parcel along Salt Creek in the Old Southeast neighborhood was previously owned by Captain’s Fine Foods, a seafood processor that specialized in the sale of wild-caught domestic shrimp. The company purchased the property in 2012 for $900,000.

According to the listing, the site is zoned as “Institutional Center” with a vacant industrial use and a candidate through SB-102 (Live Local Act) which provides for a multifamily or mixed-use redevelopment. Such opportunities could include medical, cultural, educational, marine or residential establishments.

The developer’s portfolio also includes the purchase of Salt Creek Marina at 105 15th Avenue SE in November 2024 for $16.4 million and the Salt Creek Arts Center at 1499 Beach Drive SE this past August for $6 million.

Former Avid Brewing Company property for sale

A 3,600-square-foot building situated on a 0.11-acre parcel at 1745 1st Avenue S., in the Grand Central District of downtown St. Petersburg, has listed for sale with an asking price of $1.95 million.

The property was formerly home to Avid Brewing Company which closed its doors on New Year’s Eve, 2022.

The front portion of the building, with 2,400 square feet, was built in 1949. It provides an adaptable and open layout. Connected is a 1,200-square-foot modern addition with 16-foot ceilings.

Listed in June for $2.8 million, a 3,539-square-foot penthouse at 3800 Gulf Blvd. on St. Pete Beach, sold Oct. 23 for $2.6 million. The condominium sits on the top floor of a gated property built in 1997 that offers only three residences – each with unobstructed views of the Gulf of Mexico.

A private glass-front elevator accessed from the building’s five-car garage opens to a grand foyer with custom wood entry doors. Art House developer selling ground floor retail condos

The developer of the Art House, a soon-to-open 42-story, 244-unit residential tower at 235 1st Avenue S., St. Petersburg, is selling three condos located on the ground level exclusively for retail or high-end restaurant use.

The units, all of which front Central Avenue, are advertised to be sold together but are also individually priced. Together they comprise 6,056 square feet with 4,936 square feet of interior space and 1,120 square feet of covered outdoor space.

Unit 268 is a 1,935-square-foot condo situated on the east corner of the building. It is priced at $1.8 million. Unit 278 is a 1,757-square-foot space with an asking price of $1.6 million. Unit 288 encompasses 2,364 square feet and is listed for $2.3 million.
