City, county leaders break ground on affordable southside housing development

TALLAHASSEE, Fla. (WCTV) – The Tallahassee-Leon County Community Land Trust held a groundbreaking ceremony for its Wallis Street project on Friday.

The project, on the capital city’s southside, will see 17 affordable homes and will soon be under construction.

The starting price for a one bedroom home in the neighborhood is about $120,000. The neighborhood will feature one, two and three bedroom homes.

Tallahassee leaders were not shy about sharing the success. Since 2020, the land trust has developed 10 homes and this project will more than double that.

“We’re trying to include all of the subsidy that is being given to us by the city and the county, making it realistic, but also making it affordable for the homeowners,” said Karen Miller, the president and CEO of the Tallahassee Lenders Consortium.

Construction is expected to take into 2027 and the Tallahassee Lenders Consortium is already calling for applicants to buy one of the homes.

“They allowed us to come along and educate people, help them get their credit in order, help get the financing, working with lenders, working with the city and the down payment assistance program,” said Miller.

There are stipulations for ownership. You must be a first time home buyer, and willing to move into new construction south of the state capitol building.

“Karen and I were talking to a young man who lives in this neighborhood currently, and he was telling us what a wonderful neighborhood this used to be. But as people died out and left, the younger folk didn’t maintain the neighborhood and we see what it looks like now,” Tallahassee Commissioner Curtis Richardson said.

Richardson said the city donated this land, and is chipping in up to a million dollars. Leon County is contributing $500,000 for this project and another $500,000 allocated for affordable housing each year.

Leon County Chairman Christian Caban expressed his gratitude for his colleagues that make projects like this one possible.

“That was a direct response to neighbors in our community coming to a board and asking for more support in affordable housing. So I got to tip my hat off to my colleagues on the county commission. Projects like this would not be happening without the support of the Leon County Commission,”Caban said.

The Tallahassee Lender Consortium is handling all the logistics, including applicants.
