The transformation of Union Terminal Warehouse at 700 E. Union St. stands as one of Jacksonville, Florida’s most catalytic multifamily developments, bringing new vibrance to the Eastside and reshaping the trajectory of growth between downtown and the Stadium District.

The development’s debut in March 2025 marked a major milestone for Jacksonville’s urban revitalization, reinforcing city leadership’s emphasis on purposeful economic development and community engagement along the planned Emerald Trail, a 30‑mile, multiuse network that links urban neighborhoods with the core business district.

Beyond adding much-needed housing supply, Union Terminal Warehouse introduces new ownership and investment partnerships — leveraging historic tax credits, opportunity zone equity, municipal funds and private capital — to bring new uses and new industries to an area historically defined by industrial legacy rather than residential or mixed-use vibrance.

Columbia Ventures’ long-term vision positions the property as a connective “tendon” between the financial center of the urban core and the athletic and entertainment hub anchored by EverBank Stadium and surrounding venues. Union Terminal Warehouse also raises the bar for innovation in adaptive reuse and resident experience. The development merges original industrial character, including massive concrete structure and oversized factory windows, with contemporary design, wellness-focused spaces, high-end finishes and energy-efficient systems. Units feature 9-foot-plus ceilings, abundant natural light through double-paned windows and access to private, on-site workspaces at Workhouse.

The broader campus incorporates mobility-friendly design elements, proximity to trails, walkability to emerging Eastside amenities and integration with Jacksonville’s expanding active-transportation network. Renovation efforts demanded coordinated structural upgrades and extensive permitting, including a $34 million build‑out permit. It is for these reasons that the Union Terminal Warehouse earned a 2026 CoStar Impact Award, as voted on by industry experts local to the market.

About the project: The $73 million adaptive-reuse project, completed by Columbia Ventures, converted the 1913-built, 330,000-square‑foot warehouse into a mixed-use, multifamily-anchored development featuring 228 residential units supported by office, retail, food-and-beverage and maker spaces.

What the judges said: “Hats off to Columbia Ventures for redeveloping a 113-year old warehouse and breathing new life into this urban area,” said Rick Hall, commercial appraiser, St. Johns County Property Appraisers Office.

“The Union Terminal Warehouse redevelopment brings over 228 multifamily units to downtown. Union Terminal improves downtown and facilitates the live, work, play goal of city leaders while revitalizing the downtown core,” said Steve Harriss, senior field research analyst, CBRE.
