A penthouse at the Ritz Carlton Residences Tampa closed earlier this month for $6.65 million.

The 4,645-square-foot unit on the 31st floor of Tower II was purchased by Robert A. Kleinert, according to a deed filed with the Hillsborough County Clerk.

Tower II was recently completed after nearly two years of construction and the first residents are starting to move in. Another penthouse in that building is still on the market, priced at $7.85 million.

The first tower, rising 28 stories, was completed in 2024. The penthouse in that building sold for $11.6 million, breaking a Tampa Bay record at the time.

“We are excited to bring another tower there and be an icon in the skyline of Tampa,” said Kurt Drstvensek, managing director for developer Related Group.

The property, located just off Bayshore Boulevard, features a spa with saunas and steam rooms; a media lounge with a golf simulator, pickleball and tennis courts; a children’s playroom; two guest suites; and a dog park. Residents also have access to a personalized concierge, 24/7 doorman and valet, pool-side food and beverage service, on-demand spa services and complimentary continental breakfast each morning.

Drstvensek said these resort-style amenities have attracted local buyers as well as people moving from other parts of Florida and out of state.

“It’s the best of both worlds,” he said. “You’re on vacation but then you’re back in your home.”

The Ritz-Carlton is part of a larger wave of new luxury condos that have popped up in the Tampa Bay region over the past five years.

Drstvensek said that many wealthy buyers are trading in large suburban single-family homes and the headaches that come with maintaining them in exchange for the convenience of condo living.

“As the city has grown, cities go vertical,” he said. “This is just continuing in that vein.”
