A duplex penthouse asking $70 million commands the highest price in Ocean House, a 25-residence oceanfront condominium opening in late 2027 in Miami’s upscale Surfside neighborhood.

Occupying the building’s full top floor, the under-construction condo covers more than 14,500 square feet of interior and exterior space across two levels. The condo will capture views of the Atlantic Ocean, the Miami skyline and nearby Bal Harbour.

Interior details include 12-foot ceilings and multiple entertaining spaces, among them a spacious game room with a bar, and an open kitchen with custom-made cabinetry and three islands, according to Philip Gutman of Gutman Development Marketing, the building’s broker. Each bedroom has an en suite bathroom with a marble soaking tub, while the primary bathroom’s tub faces the Atlantic Ocean.

Outdoor space is a highlight. The property features an oceanfront rooftop with a swimming pool and hot tub, along with three additional terraces, one of which wraps around the living room.

Gutman said the residence has a distinct indoor-outdoor sensibility. “The building has a glass facade, and the balconies are also in glass, so they almost look like they’re floating,” he said.

Gutman added that the penthouse is particularly rare given its location and scale. “There really isn’t anything else on the market at this level,” he said. “It’s even more special because it’s in a boutique condominium with white-glove service.”

Ocean House was designed by the renowned architecture firm Arquitectonica and will feature amenities including a club room, spa, gym, a landscaped garden with a kitchen and reflecting ponds, and a rooftop swimming pool.

The two-story home encompasses 9,476 square feet of interior space and an additional 5,051 square feet outdoors, with six bedrooms, five full bathrooms and two partial baths.

The game room is designed for billiards and a bar. There’s also a movie theater, a spa and a large gym. The rooftop is outfitted with a 21-foot swimming pool, a hot tub and an expansive outdoor kitchen.

Neighborhood Notes

Surfside is considered one of Miami’s most prestigious oceanfront enclaves—Gutman compared it with Manhattan’s Billionaires’ Row at the edge of Central Park for its exclusivity, walkability and limited housing inventory. Bal Harbour Shops, located about a half-mile away, offers more than 50 luxury designer boutiques and multiple destination restaurants. South Beach is approximately a 20-minute drive.

The area is also known for access to high-quality private education, with well-regarded schools nearby. They include Ruth K. Broad Bay Harbor, serving pre-K through 8th grade, and Miami Country Day School, which serves students from pre-kindergarten through 12th grade.
