A boutique townhome development is undergoing construction just minutes away from downtown St. Petersburg. The Mariel will replace the Dairy Inn ice cream parlor, which operated for more than 70 years before closing in 2023. The 646-square-foot café was not deemed historically significant and was demolished.

The Mariel is set to offer six luxury townhomes in two buildings. The three-story residences will span just over 2,800 square feet, featuring three bedrooms and three-and-a-half bathrooms, along with a “bonus room.” In-unit amenities include top-of-the-line appliances, 12-foot-high ceilings, and two-car garages, among other finishings.

The Mariel was previously referred to as “The Brentwood Villas” before changing names. According to St. Pete Rising’s 2024 report, homes were to start at $1.4 million. Construction is anticipated to start in October and take 14 months to complete, where the homes will be delivered in a single phase.

Shell Basix Design/Build is the developer. Baysite Engineering is the civil engineer, and Fraze Design is the architect. The Vance Group purchased the Mariel’s build site for $740,000 in December 2023.

The Mariel is set for groundbreaking at 1201 Martin Luther King Jr. Street North, St. Petersburg, Florida, 33701, in Pinellas County.
