Property Markets Group (PMG), in partnership with Lion Development Group and LNDMRK Development, has officially broken ground on One West Twelve Residences (ONE W12), a 23-story  residential development designed by CUBE 3 in the heart of Historic Overtown. The groundbreaking took place on October 1, marking the start of construction on a 245-foot-tall project that will yield 372 units and aims to blend modern design with the area’s cultural and architectural heritage. John Moriarty & Associates serves as the general contractor, with completion expected in 2028.

Under a nearly clear Miami sky, representatives from development team gathered with golden shovels in hand to mark the official groundbreaking of One West Twelve Residences. The scene was framed by a striking backdrop featuring PMG’s E11EVEN Residences Beyond and E11EVEN Hotel & Residences towers rising along the left center of the skyline, while the tower cranes marking the West Eleventh Residences site stood prominently in view. Excavators positioned across the site stood ready to begin earthwork operations.

One W12 will offerbespoke residences offering views of both Miami’s skyline and sunset vistas, complemented by a curated collection of amenities that highlight the city’s signature glamour. Residents will have access to a rooftop garden and pool deck with lounge areas, a state-of-the-art fitness center, curated art installations, a smart-building system, and house cruiser bikes with storage. The lobby design takes cues from Overtown’s storied past, balancing elegance with a playful modern aesthetic.

A major highlight of the project will be Vibe BBQ, a new concept by acclaimed chef and eight-time James Beard Foundation Award winner Marcus Samuelsson. Following the success of his celebrated restaurant Red Rooster Overtown, Samuelsson’s latest venture will bring a fast-casual approach to American comfort food with a Miami-inspired twist, including an expanded lounge and cocktail program. “Vibe BBQ” will continue the chef’s tradition of community-driven dining while contributing to Overtown’s growing culinary scene.

Residences will come fully furnished and finished, including studios and one-bedrooms as well as a limited collection of one-, two-, and three-bedroom townhomes. Each unit features custom Italkraft cabinetry, Miele appliances, imported bathroom finishes, built-out closets, and in-unit washer and dryer systems. ONE W12 also introduces short-term rental flexibility, allowing residents to tailor their living arrangements to match their lifestyle.

Located near MiamiCentral Station, ONE W12 connects residents to Brightline and other regional transit networks, offering convenient access across South Florida. The property sits at the crossroads of Overtown, Park West, and the Arts and Entertainment District, placing residents within walking distance of cultural venues, dining, and entertainment that define Miami’s urban core.

Sales for ONE W12 are being led by PMG Residential, with the project already 97 percent sold ahead of construction.
