The Coral Gables city commission has given the city manager the go-ahead to negotiate purchase terms for a medical building at 475 Biltmore Way.
City staff have been looking at this property for some time and would like to proceed with a purchase sale agreement as soon as possible, said Peter Iglesias, the city’s manager, during Tuesday’s city commission meeting.
“We feel that having a city hall complex, where everything is here, we can bring all our departments under one umbrella,” he said.
The property is situated on the same block as City Hall and the development services. This property would support the long-term plan to consolidate multiple city departments into a single central hub, creating a seamless one-stop shop for residents to access municipal services, Page Perez, Coral Gables’ asset manager, told the city commission.
“This consolidation will reduce the need for departments to operate from multiple locations, improve coordination and overall efficiency between staff, and create a smoother and more convenient experience for residents,” she continued.
As listed on the Blanca Commercial Real Estate website, the medical office building is a Class A office building in the heart of the Coral Gables Central Business District. The 475 Biltmore building delivers exceptional visibility, walkable convenience, and seamless access to leading healthcare institutions, retail, dining, and transit options, the site says.
The building was built in 1960 and renovated in 2022. Designated for office use, the four-story facility is 52,330 square feet, with each floor offering 16,535 square feet. It’s listed as being owned by Georgia-based Share MD. Pricing at $24 million has been discussed.
This property would allow the city to control the entire city block, added Mayor Vince Lago: “As large corporations and individuals are moving into our city, I believe in continuing to buy as many pieces of property as the city should control its own destiny.”
