A new assisted living facility is in the works for Miami Twp., according to development plans submitted to the Miami Twp. Planning Commission.

Vermilion Development, a real estate developer based out of Chicago, is planning on building a new assisted living facility located along the south side of Gander Creek Drive. The facility will be called Silver Birch of Miami Township, according to planning documents.

The facility will be 90,138 square feet sitting on about 6.5 acres, plans show, and it will include 120 units, a courtyard and 70 parking spaces.

“As a proposed assisted living facility, this project addresses the critical local demand for elderly care, reducing pressure on hospitals by providing a supportive, community-integrated residential environment,” plans submitted by Richard Choi, development director for Vermilion Development, state.

Assisted living combines a home-like setting with personal support services, according to the Ohio Department of Aging. It is typically more comprehensive than in-home care services, but less restrictive and not as expensive as nursing home care.

Costs for assisted living in Ohio generally average around $4,300 per month, according to the Ohio Department of Aging.

​T​here are approximately 32,231 assisted living communities with nearly 1.2 million licensed beds in the U.S., according to the American Health Care Association and National Center for Assisted Living. The average size of an assisted living community is 37 licensed beds.

In Ohio, there are about 807 assisted living communities with more than 69,000 licensed beds, according to the National Center for Assisted Living.

Common health conditions of residents living in Ohio’s assisted living facilities include high blood pressure (56%), Alzheimer’s/dementia (41%), heart disease (35%), depression (23%), and diabetes (19%), according to the center.

The economic impact in Ohio from assisted living communities, according to the center, includes 8,675 direct jobs, $830.8 million in direct economic activity, and $44 million in state and local tax revenue, as well as $149 million in federal tax revenue.

For the Silver Birch of Miami Township, construction will take approximately two years. The timeline has not been provided to the township yet, as planning documents say the full development schedule will be provided after rezoning and preliminary site plans are approved. The site is currently zoned for mixed use properties, but developers want to rezone it to a planned unit development.
