Developer Pinnacle Housing is moving forward with an affordable housing project in Miami-Dade County.
Pinnacle Commons is set to measure eight stories above grade and occupy a 1.5-acre site. Plans call for 100 residences; floorplans would range from studio to two-bedroom layouts. Information about the communal amenities at the time of publication was limited, however they will include a children’s playground and co-working space.
In addition to the residences, Pinnacle Commons would host 1,000 square feet of retail space and 127 parking spots – though the County only requires 67. Pinnacle Housing has not yet revealed the income limits for the community, though Miami-Dade County defines affordable housing as housing for households earning at or below 140 percent of the area median income (AMI). Miami’s AMI was $87,200 as of May 2025.

Anillo Toledo Lopez Architecture designed Pinnacle Commons. Conceptual renderings show that the building would sport a stucco façade colored thunder grey, white, and copper. The building would measure 91 feet at its highest point.
Pinnacle is in the process of acquiring the project’s build site from its current owners. The Miami-based firm has a few evolving ventures in its pipeline, including Pinnacle at Cypress, which Florida YIMBY covered in July 2025.
Pinnacle Commons is slated for 24215 South Dixie Highway, Miami, FL, 33032,in Miami-Dade County.
