Cape Coral ranks among just four major U.S. metro areas where newly built homes sell for less than the typical home on the market, according to a new report from Clever Real Estate. Joining San Francisco, Austin and Honolulu, Cape Coral recorded a $20,000 discount between median new-construction home prices and overall home prices. Nationally, new homes sell for a median of $409,565, or $52,565 more than the typical U.S. home. The report also found new-home prices have increased 21.6% over the past five years, compared with a 13.3% rise in overall home prices, while newly built homes accounted for just 15% of all home sales in 2025.
