Hillsboro Beach may stretch just around 3 miles from end to end, but the tiny South Florida town packs a staggering amount of wealth into a narrow strip of oceanfront real estate.
Known as Millionaires’ Mile, the barrier island enclave in Broward County, about 40 minutes north of Fort Lauderdale, is home to some of the region’s most impressive waterfront estates.
Recent sales underscore the high prices homes here command. In May, a six-bedroom Mediterranean-style oceanfront residence with 256 feet of frontage sold for $27.75 million, and earlier this year, a waterfront compound on more than 2 acres closed for $36.45 million.
Named after the British Earl of Hillsborough, who served as secretary of state for the Colonies in the late 18th century, Hillsboro Beach was officially established in 1939. However, Debbie Wysocki, founder of the Fort Lauderdale-based Luxury Homes Group, said the community didn’t become an active town until 1947, when Ernest Wooler—who developed early Rolls-Royce cars—became its first mayor. “It had just nine private homes and 17 people back then,” she said.
Situated on a slender barrier island between the Atlantic Ocean to the east and the Intracoastal Waterway to the west, Hillsboro Beach lies between Deerfield Beach and Pompano Beach.
The town’s position gives it a unique advantage, according to Nick Malinosky, of the Exclusive Group at Douglas Elliman, based in South Florida.
“In many homes, you can watch the sunrise over the ocean in the morning and the sunset over the Intracoastal in the evening without ever leaving your property,” he said. “There are very few places in Florida that offer that kind of experience.”
Prices, Housing Stock and Outlook
Like many other South Florida enclaves, Hillsboro Beach saw its median home value skyrocket during the pandemic, with the typical single-family home value nearly doubling from 2019 to 2022.
Hillsboro Beach’s housing stock comprises beachfront cooperatives, luxury condos, townhomes, and what Sarah Thornton, of Serhant in Fort Lauderdale, described as “some of South Florida’s most impressive oceanfront estates.”
She noted the diversity of architectural styles, which range from “classic old Florida residences to contemporary waterfront compounds.”

Home prices span a wide range. While buyers can find condos for under $1 million, luxury condos generally run from $1 million to more than $8 million. Wilson said that three-bedroom luxury residences range from approximately $1 million to $5 million, depending on size, views and the level of renovation.
At the highest end of the market, estates along Hillsboro Mile are selling for approximately $16 million to more than $46 million.
High-end development projects attached to lifestyle brands are also popping up. There is a Rosewood Residences Hillsboro Beach, an ultra-luxury development being built along Hillsboro Mile. The project will have 92 residences on both the ocean and Intracoastal sides of the island; prices start at $6 million.
Active listings reflect the breadth of the market. One turnkey single-family home on coveted Hillsboro Mile sits between the Atlantic Ocean and the Intracoastal Waterway. The residence spans more than 12,900 square feet and offers six bedrooms, six full bathrooms, and two half baths. Amenities include a 74-foot swimming pool, an eight-car garage and a 100-foot dock. The asking price is $39.9 million.
Thornton said that compared with Palm Beach Island and Manalapan, Hillsboro Beach often offers buyers a compelling value proposition.
“Palm Beach and Manalapan have become globally recognized trophy markets, while Hillsboro Beach remains more understated,” she said.
Its small size and location are qualities that should help the market continue to “hold up well to price pressure” in the coming years, according to Jill Eber, broker associate with the Jills Zeder Group at Coldwell Banker Realty in Miami Beach.
“Since it is not something obtainable anywhere else close, it has an attraction for anyone who would like to live on the ocean, have a place for their boat, have privacy, some seclusion yet a fabulous multi-city lifestyle nearby,” she said.
Who Lives There
Hillsboro Beach draws entrepreneurs, executives, retirees and second-home owners, for the combination of privacy and waterfront living.
“The community generally skews older than many South Florida markets, although newer luxury developments are beginning to attract younger affluent buyers and families,” Malinosky said.
The town has also attracted a number of high-profile buyers. Thornton noted that Thomas C. Dolan, whose father, Charles Dolan, founded HBO and Cablevision, paid $27 million for an ocean-to-Intracoastal estate on Hillsboro Mile in 2025. That same year, Frederick K.W. Day, co-founder of the bicycle component manufacturer SRAM and World Bicycle Relief, purchased a 7,300 square-foot, five-bedroom waterfront estate along Hillsboro Mile for $15.65 million.
Lifestyle and Amenities
Unlike Palm Beach, Fort Lauderdale, and Boca Raton, Hillsboro Beach doesn’t offer a major retail district or social scene, but that’s why it’s so appealing.
“People who buy in Hillsboro Beach aren’t looking to walk downstairs to a crowded restaurant or spend their weekends fighting traffic,” Malinosky said. “They want to wake up, walk the beach with a cup of coffee, take the boat out for the afternoon, and enjoy dinner at one of Boca Raton’s or Fort Lauderdale’s top restaurants later that evening.”
Thornton said that Hillsboro’s biggest amenity is “the waterfront lifestyle.”
“As I often tell buyers, the luxury in Hillsboro Beach is waking up to the ocean rather than being seen at lunch,” she said.
Residents enjoy private beaches as well as boating, fishing and paddleboarding.

Golfers are within a 10-minute drive of the Boca Raton Golf Club, which is undergoing a renovation led by the notable golf architect Brian Silva, and Royal Palm Yacht & Country Club, also in Boca Raton.
There are also dozens of restaurants, both upscale and casual spots, within a 30-minute drive. The fine-dining French eatery La Nouvelle Maison in Boca Raton and Oceanic at the Pompano Beach Pier are examples of the former while Whale’s Rib in Deerfield Beach, known for its fresh seafood, is a laid-back popular staple.
For shopping and entertainment, Mizner Park in downtown Boca Raton is a 10-minute drive and offers luxury boutiques and restaurants. Palm Beach, with its designer shopping, is approximately a 45-minute drive away.
Regarding education, Thornton said families have access to several well-regarded private schools. They include Saint Andrew’s School and Pine Crest School, both in Boca Raton and serving pre-K through 12th, and North Broward Preparatory School in Coconut Creek (serving pre-K through 12th), within a 20-minute drive.
Ultimately, Malinosky said that Hillsboro Beach is desirable because of what it lacks.
“It doesn’t have crowds, constant development, and the noise and activity that has become common in many South Florida luxury markets,” he said. “Instead, it offers a slower pace and a level of privacy that is becoming increasingly difficult to find.”
