Terreno Realty Corporation has signed new and renewal leases totaling 233,000 square feet at Countyline Corporate Park Phase III in Hialeah, Florida, maintaining full occupancy at two industrial buildings while extending long-term commitments from existing tenants.

The leases cover Buildings 26 and 28, which together comprise approximately 422,000 square feet. Following the transactions, the properties will remain 100% leased, with the tenant roster reduced from six to five occupants after the lease commencements.

To facilitate the leasing activity, Terreno negotiated an early lease termination with one tenant effective July 31, 2026, replacing a lease that was originally scheduled to expire in April 2027.

A provider of turbine engine disassembly, repair, logistics and storage services will relocate from 106,000 square feet in Building 28 to an 83,000-square-foot space in Building 26. The new lease begins Aug. 1, 2026, and runs through March 2035.

Terreno also completed an early renewal and expansion agreement with a global wholesale packaging provider. The tenant renewed its existing 43,000-square-foot lease beginning Oct. 1, 2027, extending occupancy through January 2035. In addition, the company will expand into 106,000 square feet in Building 28 under a lease expected to commence Nov. 1, 2026, with the same January 2035 expiration.

The transactions lock in long-term occupancy at a key South Florida industrial asset while repositioning available space ahead of scheduled lease expirations. The expanded commitments also reflect continued demand for modern warehouse and distribution facilities in the Miami industrial market, where vacancy remains constrained and tenant demand is supported by logistics, manufacturing and import-export activity.

Countyline Corporate Park Phase III is located in Hialeah, one of the region’s largest industrial submarkets, serving businesses that require access to South Florida’s transportation infrastructure and international trade gateways.
