“Fort Lauderdale continues to distinguish itself among Florida’s major multifamily markets, with strong leasing activity and healthy renter demand supporting performance across much of the metro. Apartment demand continues to compare favorably with other Florida markets. Fort Lauderdale recorded the fastest year-over-year vacancy tightening among the state’s major metros while absorption remained comparatively resilient.
Strong renter demand near Las Olas Boulevard contributed to significant vacancy improvement, while several central Broward submarkets also posted healthy leasing activity.
Institutional and private investors remained active during the past year. Transaction activity improved during the first quarter as buyers continued pursuing opportunities across a broad range of multifamily assets.
Demand for Class B and C apartments remains steady. Tight occupancy has supported investment activity across several Broward County submarkets.
Tight Class A occupancy, dense renter pools and access to amenities are supporting investor interest in the urban core.
“Downtown Fort Lauderdale and several central Broward submarkets continue attracting investor interest as transaction activity gains momentum. That broad-based investment reflects confidence in the market’s durable renter demand and long-term fundamentals,” added Rein.
