40-acre Bermont Road site sells for $2.3 million

The outlined property along Bermont Road in eastern Charlotte County recently sold for $2.3 million. The buyers plan to develop a new Calusa Creek residential community adjacent to the existing neighborhood.

An LLC and two individuals paid $2.3 million for 40.26 acres on Bermont Road in eastern Charlotte County, about a mile east of U.S. 17 and northeast of Punta Gorda, broker Randy Thibaut, ALC, of LSI Companies announced July 10. 

The property at 27870 and 28030 Bermont Road was purchased by TIE Bermont LLC, Daniel B. Light and Leah Rae Light from 26 Villas Del Sol LLC. 

Property records show 26 Villas Del Sol LLC is the Florida-registered entity for the Villas Del Sol apartment and villa complex on Bermont Road, near the Winn-Dixie at Cleveland Marketplace. 

Benny Habab, manager of the apartment and villa complex, said the sale involved the adjacent acreage, not the land occupied by the Villas Del Sol rentals. 

Habab said the new owners plan to develop a new Calusa Creek residential community on the site. 

He said the developers had expressed interest in the property while the original Calusa Creek development was under construction but were unable to reach principal Jean-Jacques Myara. By the time they made contact, the original Calusa Creek project had been completed. The new development will front Bermont Road, with the existing Calusa Creek community located behind the acreage. 

The existing Calusa Creek is a gated community of single-family homes and townhomes behind the recently sold acreage. D.R. Horton and Maronda Homes have built homes in the community.
