A $120 million mixed-use development with 415 residential units is coming soon to the former Jacksonville Beach Adventure Landing site.

Trevato Development Group, a Jacksonville Beach-based real estate investment and development company, announced July 1 that it has broken ground on the 415-unit, mixed-income residential community at 1944 Beach Blvd. The development team includes Dynamik Design as the architect and England-Thims & Miller as the civil engineer.

Trevato said the project will be the first mixed-income residential rental community built in Northeast Florida in decades. The development will include both market-rate and workforce housing, along with along with approximately 1,800 square feet of ground-floor retail space and a viewing platform overlooking the Intracoastal Waterway.

Located along Beach Boulevard near the base of the B.B. McCormick Bridge, Trevato says the development will greet residents and visitors with a “Welcome to Jacksonville Beach” sign.

“Jacksonville Beach is home to Trevato, and this project continues our effort to bring an upscale coastal lifestyle to our community,” Trevato Director of Development Ellis Lancaster said in a release. “This is more than a single development, it’s a statement about the future of investment in Northeast Florida’s beaches.”

According to Trevato, the company acquired the property in 2021 through a “highly competitive bidding process.”

Adventure Landing, the site’s longtime operator, vacated the property on Oct. 31, 2025, removed its equipment by March 5, and demolition of the former buildings and infrastructure began on May 8, clearing the way for construction to officially begin, Trevato said.

“We are dedicated to efficient use of capital and value creation, and development of this site illustrates the best of both,” Lancaster said.

According to Trevato, pre-leasing for the first units of the new development will begin in early 2028.
