Housing market in Florida
Welcome back. If you’re looking to buy *** home, it’s *** tough market right now. Many people are priced out of the real estate game. Joining me now is Jason Cooley with Atlantic Shores Realty to get some more insight as to where things stand right now in the real estate market. Welcome to you. How are things looking right now when it comes to Palm Beach County and the Treasure Coast? Things are moving. Things are actually happening. The market, there’s *** lot more inventory than what we’re used to. When it comes to *** buyer purchasing *** house in the current condition that it is, they’re able to actually negotiate *** little bit more, get some closing costs, repairs with inspections and things like that. So it’s actually *** great time to buy *** house. OK. Interest rates are high though. Is that kind of keeping people away from buying? Well, people get *** little bit afraid of interest rates, you know, they’re 6% to 6374 probably right in that area, but you don’t have to marry the mortgage. Buy the house, fall in love, and you can always refinance later. So yeah, I think people are looking at those interest rates during COVID, right when they went down into the 2s and now they’re seeing it now here in the 6 and they’re kind of being like, will it ever go back to that? I’m gonna wait it out and see um because I know *** lot of people have been trying to refinance since COVID or after they went back up and it hasn’t happened just yet. The prices, they seem to be very high out there right now. The prices, I mean if you look, you know, if you go down south, obviously the prices are higher if you live up. In in the Northeast they’re much higher, so the Treasure Coast is you can get *** bang for your buck. I mean it’s it’s still *** great deal. Yes, there’s going to be houses that are overpriced, but at the end of the day you can still make an offer on the house, hopefully get some closing costs to be able to buy the house with very little money down, and you still win. Would you say that Palm Beach County is comparable now to Broward and Miami-Dade County? I would say so, yes. Yeah. All right, OK, so if there is someone that wants to buy *** house in today’s market, what advice would you give them? Um, I would say go look at the houses that you’re really interested in and don’t be afraid to make an offer. If you make an offer, you’re gonna have an opportunity to make something happen. *** lot of people are afraid to insult somebody. It’s our job as agents to go out there, present whatever is given to us, and when, when we present it to the seller, you never know what the seller is gonna do. Until you put an offer and usually sellers are putting that price higher than what they’re expecting to get. *** lot of times we can give comps to *** seller and the seller feels like their house is *** little bit better, *** little bit better than the next one, so we have to kind of do ***, you know, feel it out. I try not to have that situation. There’s nothing worse than having *** conversation every week about why *** house hasn’t sold, right, right. And what advice do you give to sellers? Is that one of them to not, I would say if the house is. If it should be marketed at 500, we need to go in *** little bit lower. We need to list it at *** lower price because there’s so many builders out there right now. The builders are actually giving incentives with interest rates and closing costs, so you would almost be crazy to overprice your house because they can buy *** brand new house as opposed to *** used house, right, right. And what advice would you have when it comes to negotiations? Don’t be afraid to ask for what. You what you want if you’re *** buyer and *** seller, they, they need to really think about what the builders are given. There’s lots of building going on and the builders are giving the house away.
