Stanley Martin Homes is set to begin construction within the next two weeks on one of the final remaining residential parcels in the Avalon Park master-planned community.

The 89-unit project, engineered by Orlando-based Kimley-Horn and Associates Inc. and filed under the name Avalon Lake Townhomes, is marketed commercially on the builder’s corporate website as Avalon Park Orlando.  

The development is slated for a 5.62-acre portion of a larger 12.4-acre tract at 3701 Avalon Park S. Blvd., just north of Avalon Lake Drive and west of Avalon Park West Boulevard. Stanley Martin Homes secured preliminary subdivision plan approval for the land in October 2024, having acquired the property assets through its September 2021 purchase of Avex Homes, the former building division of master developer Avalon Park Group. 

Construction was initially projected to begin by the second quarter of 2025, according to a previous GrowthSpotter report, but engineering modifications and regulatory reviews extended the pre-construction timeline, according to Stanley Martin Vice President of Sales Jason Walzer.

The project recently cleared its final administrative hurdle when the Orange County Development Review Committee unanimously approved a lot and tract layout revision on July 8, 2026. The administrative delay stemmed from a layout adjustment requested to sequentially number lots across the neighborhood’s two construction phases. The project’s engineering team collaborated with county staff to resolve the matter prior to the hearing.

With the administrative clearance finalized, Browning confirmed that the builder will immediately pull structural permits to commence construction. The initial buildout will focus on a single multi-unit structure to kick off the community’s sales presence.

“The first building will be a total of six units,” Orlando Division President for Stanley Martin Rich Browning said. “We will keep two of the townhome units as models.”

The builder plans to group the townhomes in buildings of four to eight units. The Archer model is reserved for the end units, while the Bartow model will sit in the middle. Both are three stories featuring two-car garages facing the interior alleyway network.

Inside the Archer end units, the first floor holds the entryway, the garage and an optional fourth bedroom with a walk-in closet and full bathroom. The second floor has a 774-square-foot living area with a kitchen, dining room, living room and front balcony. The third floor adds 791 square feet for the master suite, two bedrooms sharing a full bath, a central loft and a laundry closet.

Stanley Martin decided against building a private clubhouse or pool on the vacant northern land, skipping on-site amenities entirely. Instead, buyers will rely on access to the 13 pools and parks already built throughout Avalon Park.

Although contractors are moving heavy equipment to complete the site work for both development phases simultaneously to reduce staging costs, the delivery of the homes will be staggered. Phase 1 will deliver 51 townhome units, with a projected final completion target of December 2027.

Phase 2 homes will wrap up about a month or two behind the first phase. The slight delay is due to county roadwork requirements; Stanley Martin must extend and pave Cats Claw Lane before it can begin building homes on that section.
