Someone liked what they saw during the 2026 Parade of Homes and made an offer on one of its award winners.
Listed for $3.6 million, the 4,839-square-foot home on S Park Place in Bay Hill won the Best Custom Home Design in its price category and is already under contract for close to the list price.
“We knew that this house was going to sell fast,” said Carol Medeiros, who along with Flavia Bazzon are the listing agents with Premier Sotheby’s International Realty. “For luxury houses, we are not in that buyer’s market that we are in for the average-priced houses.”

One thing setting the house apart from others is the construction method, which is Insulated Concrete Form (ICF) technology, creating a sturdy, soundproof, and efficient home.
“This home was planned from the beginning as being a different home,” Bazzon told GrowthSpotter. “Only a few homes in Orlando and in Central Florida are built this way, which provides a lot of benefits.”
Turning Leaf Custom Homes built the home along with the sellers, who had possibly planned to live in the home, but decided to sell it instead.
“Every single aspect of the home was designed for livability,” Bazzon said, and Medeiros echoed. “These sellers think of everything, especially always thinking of the comfort and the quality of life that the next owner will have in their homes. They do this with all the houses they build.”
One thoughtful touch is the existence of three separate laundry areas, eliminating the need for anyone to carry laundry too far. One even has a dog wash area.

“That just shows the thoughtfulness of the sellers because they really thought of every aspect of making the home really a home — because in this day and age, it is so important to have a dedicated space for pets,” Bazzon said, adding the people coming through the home during the Parade loved all the little details.
There are five bedrooms and five full bathrooms, each with unique design elements.
“[The sellers] do that in all the homes. They want to give a different look and personality to each bathroom,” Medeiros explained, adding the sellers are already working on another building project.
“I think it’s just the beautiful partnership that the sellers had with the builders because the sellers are very driven into creating a beautiful home,” Bazzon said. “They were really very methodical, very careful, and they chose everything with so much care that it shows throughout the house.”

The ICF construction method not only creates a home that is storm-resistant and energy efficient but is also pretty, part of what earned praise and awards for the property.
“You have a result that feels very cohesive because [Turning Leaf] blends the technical and aesthetic sides together in a beautiful way and then obviously everything culminated with the Parade of Homes recognition, because it just validates the level of design, care, and craftsmanship that they poured into this home. It’s really a beautiful project,” Bazzon said.
One thing both listing agents said visitors during the Parade of Homes loved was the hidden pantry, lurking behind what looks like a regular cabinet next to the ovens.
“It was really seamlessly hidden so that when we opened that, there was the wow aspect,” Bazzon said. “And the flooring is a checkered flooring which is just beautiful. It’s very tastefully appointed as well, so it created a whole different space.”
