Homebuilder Lennar has acquired 109 acres in North Fort Myers for just more than $20 million, setting the stage for a new 515-home community as residential development continues to expand across northern Lee County.
The $20,084,383 purchase includes property at the intersection of Littleton Road, U.S. 41 and North Tamiami Trail, where Lennar plans to build Caloosa Commons, a community featuring a mix of single-family homes and two-story townhomes. Homes are expected to start in the mid-$200,000s.
Plans also call for a clubhouse, pool and bathhouse, pickleball courts and a playground.
The deal was brokered by Dan Miller, executive vice president, and Dan Rockenstein, senior associate, of Colliers, who represented seller Uniland.
“This property attracted tremendous interest from both national and regional homebuilders because of its location, scale and the continued growth of North Fort Myers,” Miller said in a statement. “We’re pleased to have helped Uniland achieve an outstanding outcome and look forward to seeing Lennar deliver a community that will provide much-needed housing for the area.”
Rockenstein said the site’s location was a key selling point.
“The property is well located and provides excellent regional connectivity,” he said. “Lennar’s planned development is expected to become a significant addition to the area’s housing inventory, while offering convenient access to employment centers, shopping, schools and recreational amenities.”
The sale marks the next phase of a larger redevelopment effort. Uniland acquired about 135 acres at the site in 2024, secured development approvals and marketed the property to homebuilders before selling the residential portion to Lennar.
Uniland is retaining approximately 25 acres for a planned shallow-bay industrial development, which Colliers also will lease.
