Sometimes the government makes errors, but as a tax-paying property owner, you have the power to challenge those errors. Your property tax bill begins with your Truth in Millage (TRIM) Notice, and reviewing it carefully could save you money.
On or before August 24, 2026, the Office of Miami-Dade County Property Appraiser Tomas Regalado will mail TRIM Notices to property owners throughout the county. These notices contain important information about your property’s assessed value, exemptions, and the proposed taxes for 2026.
Take the time to review your notice carefully. If you believe your property’s assessed value is inaccurate or that you are entitled to an exemption or benefit that is not reflected on your TRIM Notice, you have the right to file a petition with the Value Adjustment Board (VAB). The filing deadline for the 2026 tax roll is September 18, 2026.
To help residents better understand the appeal process, my team will host several FREE 2026 Value Adjustment Board and Property Fraud Alert Community Meetings throughout Miami-Dade County before the filing deadline. During these outreach events, residents will learn how the appeal process works, important filing deadlines, available exemptions, and how to protect themselves against property fraud through the Clerk’s free Property Fraud Alert service.
