TALLAHASSEE, Fla. (WCTV/Gray Florida Capital Bureau) – It’s not just homeowners who will need to consider the impacts of Amendment 3 in Florida.
Advocacy groups say the tax burden will shift to renters if the amendment passes in November.
The proposed amendment would raise the homestead tax exemption but that only applies to homeowners, not those who rent.
Save Our Services, a leading group opposing Amendment 3, said local governments would shift the tax burden to renters, which would hurt renters like Kelly Lynch.
“We’re currently able to pay our bill and still have a little bit left over that we can save,” Lynch said. “And that has just been our goal for years is to finally know what it’s like to have money in a savings account and not be living check to check.”

The amendment language is currently being rewritten, in part because a judge ruled the original language did not properly warn renters about the impacts to them.
But, Governor Ron DeSantis is still in support, even though he said his original property tax plan was modified by the legislature.
“So, the question is, do you want to see government grow that much and not get relief? Or would you rather rein in government, have that be more stable like we’ve done in Florida with four straight budget reductions, but then you get more money in your pocket?” DeSantis said.
Individual homeowners would see a $250,000 property tax exemption if the amendment was fully implemented, though local government groups have warned they would need to cut back government services.
According to Save Our Services, about one third of Floridians rent, but don’t own. Amendment 3 would need at lease 60% of the votes to pass into law.
