ORLANDO, Fla. — Orange County officials say an Orlando apartment building has been deemed unsafe because of “significant structural and life-safety concerns.”
The Division of Building Safety says the Atrium Condominiums are facing multiple code compliance violations and fines.
According to the county, residents on the second and third floors do not have proper egress under building code. Officials say only one stairway is currently available, when two are required for safe access.
The county says the issue stems from deteriorated conditions over time, along with shoring work that was not approved or consistent with safe access.
A field investigation report says all remaining buildings on the property must have shoring evaluated by a Florida-licensed engineer, with written documentation of needed repairs provided within 48 hours.
Property representatives have retained an engineering and contracting firm, which officials say is now on site working to resolve the issue.
The county also says buildings throughout the complex have additional violations, including balconies that have been caution taped.
Eight units are affected by the posted notice, but county officials say no one has been displaced by the county at this time.
