PORT ST. LUCIE – After years of paying into the Tradition CDD fund, Tradition residents are finally receiving some extra perks for their investment. <\n> A CCD, or Community Development District, is a local, special-purpose government framework used to finance, build, and maintain major infrastructure and shared amenities in new residential communities.
For many years, Tradition residents paid into the CDD fund and received the same benefits, such as access to concerts, festivals and other events, as Port St. Lucie’s general population.
In January of this year, the Tradition Community Association formed the T-Club for exclusive resident experiences.
By downloading the provided app, and confirming their address, residents have a digital membership card, which they can show to gain access to T-Club activities.
In an email, a representative from the Tradition Community Association explained that the program was designed to differentiate Tradition as Port St. Lucie’s most exclusive and desirable place to live by creating meaningful resident experiences that build emotional connections, foster loyalty, and encourage word-of-mouth advocacy.
Through the T Club, residents receive VIP treatment, insider access, exclusive merchant perks, and first-rate experiences that make everyday life feel extraordinary.
These experiences are at many of the Tradition signature events like the large holiday events and the monthly events featuring tribute bands and food trucks in the town square.
There are also resident only events. Some of these upcoming experiences include a spa event, a Harvest Social T-Party, a hot yoga pop-up, music bingo, dance nights and more.
There are 19 merchants providing discounts and other perks to members of the T-Club.
Tradition residents typically pay two fees each month, their own neighborhood HOA fees plus the CDD fees.
Tradition neighborhoods include Bedford Park, Belterra, Cadence, Del Webb, Emery, Esplanade, Heritage Oaks, Heron Preserve, Kenley, Lake Park, Manderlie, Seville, Telaro, The Estates, The Isles, The Lakes at Tradition, TownPark, and Vitalia. Riverland is not considered a Tradition neighborhood as the residents do not pay into the CDD fund and they are not able to join the T-Club.
The Tradition CDD funds that residents pay into pay for capital improvements and debt service such as repaying the original tax-exempt bonds, roadways, and stormwater management systems.
The funds also pay for operations and management, including landscaping for major roads, medians, neighborhood space and amenities, insurance and administration among other items.
Tradition features more than 500 acres of sparkling lakes and more than 300 acres of parks and nature preserves, a children’s play park and splashpad, an event square, bicycle and walking paths, rental e-bikes, dog parks, an autonomous vehicle program and the iconic Tradition Town Hall.
A 72’ stainless heart sculpture and the Stars and Stripes Park have recently been finished and Tradition Regional Park is expected to open in late November of this year.
