Atlanta homebuilder Pulte Homes has paid $22.75 million for nearly 197 acres in Apopka, completing its acquisition of the land needed for a gated housing community called Oakmoor.

The homebuilder acquired the property through two purchases. A real estate investment entity affiliated with Tampa-based Morrison Grove Capital Advisors sold Pulte 90.9 acres for $17.5 million, while an affiliate of Fort Lauderdale investor Austin Forman sold the remaining 106.6 acres for $5.25 million.

Pulte expects to begin preparing the site in September. “We are targeting being open for sales in summer 2027,” Max Perlman, vice president of land acquisition for Pulte’s Central Florida division, told GrowthSpotter.

Plans show 196 homesites

Oakmoor is planned north of Ondich Road near State Road 453 and the Wekiva Parkway interchange in northwest Apopka. A current site plan shows 196 homesites arranged in two phases, one fewer than the 197 homes included in earlier plans submitted to the city.

Pulte's conceptual site plan for Oakmoor shows 196 homesites in three lot sizes, two gated entrances from Ondich Road and a central amenity site. “I would expect homes to range in size from 2,300 to 4,200 square feet, with pricing starting in the $600s and going up to $1 million-plus,” Perlman said.

The plan includes 116 lots measuring 75 feet by 140 feet, 69 measuring 75 feet by 160 feet, and 11 measuring 75 feet by 180 feet.

Much of the property would remain open. Earlier plans designated about 62% of the site as open space, including wooded areas and several ponds. The latest layout also reserves a central site for community amenities, although Pulte has not disclosed what those facilities would include.

Two gated entrances would connect Oakmoor with Ondich Road. At the western entrance, just west of Effie Drive, Pulte plans to add an eastbound left-turn lane. The main entrance east of Effie Drive would receive an eastbound left-turn lane and a westbound right-turn lane.

Several purchases brought the property together

When GrowthSpotter reported on the project in March, project documents attributed roughly 106.5 acres across two parcels to Forman and about 20 acres across two other tracts to members of the Stallings family.

County property records show the Morrison Grove affiliate had already purchased the Stallings land through two transactions totaling $1.85 million. Those purchases increased its holdings at the development site to roughly 91 acres before the land was sold to Pulte.

The Forman affiliate controlled the balance of the property. Pulte’s purchases from the two ownership groups placed the full development site under the homebuilder’s control.

The project previously advanced under the working name Ondich North. The Oakmoor name and updated lot layout appear in Pulte’s latest plan for the property.

More homes are planned nearby

Oakmoor is part of a broader wave of residential development around the Kelly Park and Wekiva Parkway interchange.

Across Ondich Road, Pulte is also developing Crescent Ridge, a 326-home community formerly known as Ondich South. Nearby, land developer Mike Galvin’s Crossroads at Kelly Park is planned for 670 single-family homes, 630 apartments and a 4.9-acre commercial site.
