TALLAHASSEE, Fla. (WCTV) – Residents in one part of Tallahassee are wanting to know more about a massive proposed zoning change before it is given the green light.
The proposal includes more than 1,200 acres of land within the Welaunee Plantation property in northeast Tallahassee.
If approved, the project would be considered mixed-use, with up to nearly 6,600 homes and 425,000 square feet of commercial space and other non-residential areas.
Furthermore, the project would span 1,277 acres between Centerville and Miccosukee roads just north of Interstate 10.
The southwest corner of the project is already set to host the new Northeast Park.
Residents have raised concerns over possible traffic issues, environmental impacts and the lack of transparency to the public.

However, attorney Gary Hunter represents the property owner, Powerhouse, Inc., and said plans were made to address those concerns years ago.
“That developer or developers will have to do models through transportation engineers and planners to determine what impact the development has on the transportation network in place,” he said. “Then, they will have to contribute to whatever the results are of those impacts.”
Nearly 400 notices have been sent out to homeowners and HOAs within 1,000 feet of the development.
The project is just phase one and construction would take at least 10 years to complete.
Last week, the city’s development review committee granted the project conditional approval.
The next step in the process is for the project to be approved by the Tallahassee City Commission and Planning Commission in October and November.
