St. Johns County town hall to focus on proposed property tax changes

  • September 30, 2026

ST. JOHNS COUNTY, Fla. – St. Johns County residents will have an opportunity to learn more about a proposed statewide change to property taxes during a town hall meeting Tuesday evening.

The meeting, focused on Amendment 3, is scheduled to begin at 6:30 p.m. The amendment would change Florida’s homestead exemption for non-school property taxes.

The exemption currently is up to $50,000. If approved, it would increase to up to $150,000 beginning in 2027 and up to $250,000 beginning in 2028. After that, the maximum exemption would increase annually based on inflation.

The proposal would also reduce the assessment cap on most nonhomestead property from 10% to 5%.

Supporters say expanding the homestead exemption could provide meaningful tax relief for homeowners and help people remain in their homes.

Opponents argue local governments still would need to pay for services and infrastructure as communities grow. They say a significant reduction in property tax revenue could force difficult choices involving services, staffing and future projects.

Potential impact on St. Johns County

The county expects to collect about $426 million in property tax revenue during fiscal year 2027, according to the information presented ahead of the town hall.

The state’s Office of Economic and Demographic Research estimates St. Johns County could lose about:

$68 million in 2028

$136 million in 2029

$192 million annually by 2032

The county says property taxes help pay for core services, but officials do not yet have exact estimates showing how potential revenue losses would be distributed among departments or projects.

The town hall is intended to answer residents’ questions before voters decide whether to approve the amendment.
