Pagani, the Italian hypercar maker known for its obsessive craftsmanship and limited production runs, has officially taken the wraps off two powerhouse penthouses at its first residential project, the eponymously named Pagani Residences, in Miami’s North Bay Village. The duplex aeries, priced at $30 million and $28.5 million, set new records for the enclave and come with an unusual pairing even by Miami’s standards: each buyer will receive a bespoke “Miami Edition” Utopia Roadster designed by Horacio Pagani himself.

The penthouses span the 28th and 29th floors of the fluidly curvaceous tower and are the most ambitious and pure expression of the brand’s entry into residential design. The larger of the two units measures a whopping 12,200 square feet with five bedrooms, six bathrooms, and more than 5,200 square feet of outdoor space; the smaller clocks in at a still-commodious 10,700 square feet with four bedrooms and five bathrooms. Both have private elevators, 13-foot ceilings, and terraces that look over Biscayne Bay and the Miami skyline. Each also has a private rooftop pool.

Instead of leaning into typical Miami design tropes, the interiors draw directly from Pagani’s automotive language. Horacio Pagani and the Pagani Arte team developed materials specifically for the two penthouses—light oak chevron parquet with metal inlays, slabs of travertine, and a swirling sculptural staircase that echoes the curves and metalwork found in the company’s cars. Kitchens by Schiffini Magistretti feature Gaggenau appliances with marble-and-aluminum combinations lifted straight from Pagani’s atelier. Bathrooms are clad in honed travertine with Gessi fixtures and custom body-jet showers.

The “Miami Edition” Utopia Roadster provided to penthouse buyers will be finished in a bespoke blue that references the bay below, with secured garage suites inside the building available separately. Additionally, owners will be flown to Modena for a private tour of the Horacio Pagani Museo and an Atelier session with Pagani and the Pagani Arte team to customize both their car and their penthouse.

Pagani Residences

With only 70 homes and no more than four units per floor, Pagani’s debut is unusually intimate for Miami. Every residence is a corner unit with broad terraces and 11-foot ceilings that rise to 13 feet in the penthouses. Amenities include a 29th-floor waterfront spa, a fitness center with dedicated Pilates and yoga studios, a restorative lounge, a rooftop pool deck with cabanas and cold plunges, and a 240-foot waterfront boardwalk with private boat slips. Residences start at $3.7 million.

North Bay Village—a three-island pocket between Miami Beach and the mainland—has become a magnet for boutique branded projects thanks to its views and proximity to Miami International Airport, Bal Harbour, and the Design District. Pagani’s arrival pushes the neighborhood further upmarket, with the penthouses now the highest price points ever recorded in the city.
