Renters in Jacksonville saw apartment listing prices essentially unchanged from last year’s median of $1,545, an analysis of new data from rental marketplace Zumper shows.

The typical apartment listed for rent at $1,534 in October. Median listing prices in Jacksonville are trending slightly downwards from last month’s $1,560 price.

The data covers all bedroom sizes, ranging from studios to four-bedroom units, within the specified metropolitan area. It reflects the median rent for all listings that were active at any given point during the month, according to Russell Middleton, co-founder of Zumper. New construction is included in the data and listings that are currently occupied or no longer available are excluded.

Out of 5,085 rental listings in Jacksonville, eight are subsidized. When those are excluded, the overall median rent for listed apartments goes to $1,534.

One-bedroom apartments listed to rent at a median of $1,150, slightly lower than September, when they were $1,180Since last year, one-bedroom rental prices dropped 6% from $1,220.

Two-bedroom apartments listed for rent had no change since September at a central price of $1,390, compared to $1,390. Since last year, two-bedroom rental prices slightly dropped from $1,450.

Statewide, Florida rental listing prices are slightly lower than September’s median of $2,300. One-bedroom rentals were listed for a typical price of $1,727, slightly lower than September’s average of $1,750. Two-bedroom rental listing prices are steady to September’s central price of $2,200.

In Jacksonville, the typical apartment listed for rent is 32% below the state median. One-bedroom rentals were 33% below the state median, while two-bedrooms listed 37% below.

Nationwide, apartment rental listing prices are essentially unchanged from last month’s $1,900. One-bedroom rentals across the nation listed for a typical price of $1,520, just shy of last month’s median of $1,550, while two-bedroom rental listing prices approximately the same as last month’s median of $1,817.

In Jacksonville, the typical apartment listed for rent is 19% below the national median. One-bedroom apartment rentals listed 24% below the national median, with two-bedroom rentals listed 23% below.

The median apartment rental prices used in this report are gathered from Zumper, which aggregates over one million active listings posted by brokers and landlords to Zumper’s Landlord Platform and third-party listings from MLS providers to calculate median asking rents.
