The median price of a single-family home in the Jacksonville region dipped in September while the inventory of homes for sale rose slightly, according to the Northeast Florida Association of Realtors.

NEFAR supplies monthly home sales data for Baker, Clay, Duval, Nassau, Putnam and St. Johns counties.

The September median price of $387,694 dropped 2.1% from August. Compared to a year ago, the median price is down 0.1%. The record is $403,000 in May 2024. 

There is now a 5.1 months supply of homes in the region, with the supply growing 0.4% to 8,428 homes from 8,392 in August. Compared to September 2024, the supply is up 5.9%.

The active inventory reached 8,881 in May, the high mark thus far for 2025.

The median number of days a house is on the market is 44. The low was 32 days in March.

Closed sales in September dropped 7.0% to 1,651 compared with 1,775 in August. Pending sales fell 28.5% last month to 1,180 from 1,650.

The Home Affordability Index rose to 70 in September from 66, where it sat throughout the summer. The closer the index is to 100, the more able an average family is to afford to buy a house. That is based on interest rates, median income and median home prices.

NEFAR’s September breakdown by county:

Baker: The median price grew by 13.5% to $320,000. Closed sales dropped to 15 from 18 in August. Active inventory declined 3.6% to 81. The months supply is 5.4.

Clay: The median price increased by 1% to $362,500. Closed sales were up by 6.0% to 228. Active inventory increased 3.2% to 1,210. The months supply is 5.3.

Duval: The median price slipped 2.9% to $330,000. Closed sales fell 8.1% to 841. Active inventory rose 2.0% to 4,164. The months supply is 5.

Nassau: The median price fell 4.0% to $470,190. Closed sales rose 8.1% to 107. Active inventory increased by 0.8%. The months supply is 4.8.

Putnam: The median price went unchanged at $254,000. Closed sales fell by 5.1% to 37. Active inventory dropped 4.6% to 271. The months supply remained steady at 7.3.

St. Johns: The median price remained steady at $550,000. Closed sales dropped 13.5% to 423. Active inventory decreased 3.1%. The month’s supply is 5.2.

Permitting falls slightly in September

The Northeast Florida Builders Association reported 700 permits for single-family homes in September, down 11.4% from 790 in August. A year ago, 787 permits were issued.

NEFBA records building permit activity in Clay, Duval, Nassau and St. Johns counties.

Since January, NEFBA says 6,932 permits have been issued, which is down from 9,807 the same time a year ago. That is a 29.3% year-to-year decrease.
