The Ambar Residences Orlando will be the first Apartments by Marriott Bonvoy development in the U.S.
The developer is Miami-based The Big Key Group. Construction is expected to begin in early 2026, with completion projected for 2028. Plans call for three seven-story buildings.
Stretching across 11 acres in Kissimmee — about five miles from the Disney World Resort — the Ambar Residences Orlando | Apartments by Marriott Bonvoy will have 322 fully furnished residences (studios and one-, two- and three-bedroom homes). All residences will include full kitchens, in-unit laundry and living rooms with pull-out sofas.
The property will also offer a pool with cabanas, a 2,000-square-foot fitness center, a restaurant, an indoor-outdoor bar and a cafe marketplace.
The property will be managed by Coury Hospitality, which will oversee daily operations and provide services like weekly housekeeping.
Marriott International will handle Ambar Residences’ reservations. Owners get personal use of their home for up to 30 days per year and earn revenue when Marriott rents out the residence.
Owners receive access to ONVIA, Marriott’s benefits program for branded residences, getting perks like upgraded Marriott Bonvoy status, preferred hotel rates and access to Ritz-Carlton Yacht Collection voyages.
Sales for the property’s units have commenced, with prices starting in the mid-$300,000s.
Marriott launched Apartments by Marriott Bonvoy in 2022, with the concept designed to serve guests seeking high-end extended-stay accommodations with ample space for families.
