Luxury homes have long set the tone for South Florida real estate.
Their architectural beauty, thoughtful design, and rare locations capture attention quickly. Yet in 2025, even some of the most desirable properties are sitting longer on the market.
Across Fort Lauderdale, Wilton Manors, Oakland Park, and Pompano Beach, many owners of homes priced between $1 million and $3 million are quietly wondering: Why hasn’t my home sold? They’ve updated, staged, and listed with optimism. Yet weeks or months later, the sign remains.
It isn’t that these homes lack appeal. The challenge is that today’s market, accelerated by data, digital media, and AI, has evolved faster than many traditional strategies. It’s natural for higher-priced homes to take longer to find the right buyer. But even well-prepared listings across Fort Lauderdale are remaining on the market longer than expected, a sign that strategy, not just price, now determines momentum.
The changing luxury tier tide
From 2021 through 2023, limited inventory drove a wave of fast, high-end sales. By 2025, the pace has normalized. Buyers in this bracket are more cautious, studying data across neighborhoods before deciding where to invest. Meanwhile, inventory has expanded, and new construction brings fresh competition. For sellers, presentation, precision, and reach – not just price – determine movement.
A real-world test case
This fall, we represented a mid-century-inspired home in Oakland Park built in 2022 by Zahn Development. Every room opened to a private courtyard pool, a design-led home competing against newer builds across Fort Lauderdale.
Rather than rushing to market, we spent two weeks in a quiet “coming soon” phase, releasing a short video series, an interactive floor plan, and a 3D tour. AI-powered geo-targeting reached buyers already searching in Oakland Park, Wilton Manors, Coral Ridge Isles, and Poinsettia Heights.
The listing drew more than 26,000 verified views on homes.com and went under contract in nine days at one of the highest prices recorded for this section of Oakland Park.
What this reveals
High-end homes face different headwinds. Buyers expect sophisticated visuals, clear data, and an emotional connection. Financing often involves jumbo loans or all-cash purchases, which lengthen decision cycles. Competition from sleek new construction adds pressure for established properties to stand out.
Market behavior also varies by neighborhood and buyer origin. Waterfront estates move differently than inland modern builds; international and domestic buyers respond to different cues. In Fort Lauderdale, the $1.25 million-plus design-focused niche demands, greater precision in pricing, positioning, and storytelling than the general market.
Four lessons for today’s sellers
Pre-marketing works. Building awareness before launch sparks urgency once live.
Visuals are the new curb appeal. Drone footage, professional photography, and 3D tours create connection before the first showing.
AI + data = precision. Smart targeting ensures your listing appears where qualified buyers are searching.
Collaboration counts. Success requires aligned professionals – photography, appraisal, legal prep, and marketing – working toward one story.
Moving forward
Buyers at the top of the market are discerning, not absent. They compare quality, story, and lifestyle. When a home’s presentation matches its value, supported by data, visuals, and clear communication, it earns attention.
That’s how high-end real estate moves today: through strategy, patience, and professionalism, not hype.
While this article focuses on higher-end listings, the same principles apply at every price point. Forward-thinking agents who adapt, embracing data, video, and AI, will help their clients succeed faster in the evolving 2026 market.
