JACKSONVILLE, Fla. — Could there be a new ‘Town Center’ in the works in Jacksonville?

New renderings show plans for an outdoor shopping center in Jacksonville off Butler Boulevard and Kernan Boulevard.

It’s all part of a master-planned community, including dozens of stores, a new grocery store, restaurants and hundreds of homes.

You may have noticed construction underway in the new Seven Pines community. Land is clearing, making way for The Village – 250,000 square feet with dozens of shops, restaurants and office space, anchored by a new Publix grocery store.

The Village at Seven Pines will be owned and operated by Regency Centers. The company even plans to build its headquarters on the property.

The shopping center will be surrounded by a new hotel, apartments, medical offices and a Lifetime Fitness – an upscale athletic club.

Mario Gonzalez, president of the Northeast Florida Association of Realtors said the Seven Pines area is in high demand, offering the Nocatee feel in a location more central to jobs.

“The area that you’re talking about is very much a hot spot,” he said. “People have been watching this for a long time. A lot of folks are calling it the ‘northern Nocatee.’ It’s over 1,000 acres starting to be developed in the Seven Pines area. People like the ‘Nocatee’ piece, but it’s far away from everything. What Seven Pines is offering is that in between. All the same amenities, but it’s closer to where a majority of people are working.”

The Village at Seven Pines is expected to open sometime in 2027. Gonzalez said with more construction, homes and shopping will come growing pains including heavy traffic and congestion.
