Florida lawmakers are considering new legislation to ease the financial burden on mobile home owners facing rising lot rents. Residents of Jamaica Bay, a retirement community in Fort Myers, are facing economic challenges due to increasing lot rents.
Dan Sebring shared his experience with WINK News, highlighting the impact of increasing rental costs.
“I had to start doing ride-share and taking whatever odd jobs I could get,” said Sebring. He noted that many residents, unable to sell their homes due to high lot rents, are struggling financially.
Rich Charlebois, another Jamaica Bay resident, echoed these concerns. Charlebois mentioned that after purchasing a home, the lot rent increased to what the community calls “market value,” which is often unaffordable for potential buyers.
The issue of rising lot rents in mobile home communities is not isolated to Jamaica Bay. Across Florida, mobile home parks have historically served as affordable housing options. However, as redevelopment pressures and housing costs rise, mobile home owners face the risk of displacement.
In response to these challenges, recent legislation, such as HB 267, aims to provide lot rental assistance and address the needs of mobile home owners facing financial difficulties.
Two recently filed bills in Tallahassee, House Bill 267 and Senate Bill 594, propose allowing counties to use local housing funds for lot rental assistance. This would help mobile home owners remain in their homes if park owners increase rates. The proposal would also permit local governments to assist with repairs and rehabilitation of mobile homes by removing restrictions on funding for manufactured housing.
WINK News reached out to lawmakers for comments on these bills, especially since a similar Senate bill did not pass last year.
Cove Communities, the company managing Jamaica Bay Village, stated that it would continue to collaborate with the homeowners’ association to address residents’ concerns.
On Dec. 4, the House added HB 267 to the Intergovernmental Affairs Subcommittee agenda.
