Hillpointe initially contracted to purchase the development site in June 2024 and subsequently successfully entitled the site for their apartment complex.
Hillpointe, one of the nation’s fastest-growing multifamily developers and builders,
and currently ranked No. 4 on NMHC’s list of top 25 developers for 2025, is excited to announce that construction began in October 2025 on Pointe Grand Gainesville, a three-story, 300-unit attainable multifamily community located at the intersection of SW Williston Road and SW 29th Drive.
The ~25.9-acre project site is located half a mile northeast of I-75, offering convenient north and south access for travel within and outside of the state. Pointe Grande Gainesville will provide convenient access to downtown Gainesville, several major hospitals, and the University of Florida, the largest employer in the region. Upon anticipated delivery in 2027, Pointe Grand Gainesville will be the first garden-style multifamily community built in Gainesville since 2024.
Over the last several decades, attainable rental housing largely disappeared, with quality rental housing options increasingly restricted to top-end luxury renters. Hillpointe’s Pointe Grand communities are located near major employment hubs, commercial and office complexes, and retail lifestyle centers that reside in primary, secondary, or tertiary markets, with a deficit of attainable multifamily housing. Their current real estate fund, totaling $750M of capital, is being actively deployed on quality rental sites in targeted markets across the Sunbelt of the United States.
Pointe Grand Gainesville will be conveniently located within a short drive to the University of Florida and is close to various hospital systems, including UF Health Shands, North Florida South Georgia Veterans Health, HCA Florida, and Malcolm Randall VA Medical Center. The University of Florida and City of Gainesville have become nationally recognized as an epicenter for medical research, life sciences, technology, and artificial intelligence – proven by the $1.25 billion in research initiatives led by UF faculty in 2023. Pointe Grand Gainesville is also adjacent to the UF Health Professional Park and the Norman Felix Institute for Neurological Diseases and is minutes away from downtown and the University of Florida, ranked in the Top 10 public universities in the country.
“Hillpointe is highly focused on delivering critically needed, attainable housing to uplift residents who are burdened by the housing affordability crisis we see in America today. Our residents are the backbone of communities – including nurses, teachers, police officers, office and healthcare workers, university staff and administrators, as well as logistics and distribution facility workers. These residents are critical to the functioning of American cities and constitute the “missing middle” left behind by today’s housing market. We’re excited to introduce Pointe Grand Gainesville to the region. We look forward to delivering our new, much-needed multifamily community that will be competitively priced for residents throughout Gainesville,” said Jamie Telchin, Managing Director, Multifamily Development.
Pointe Grand projects offer the ideal blend of comfort and convenience. From open floor plans to smart home technology, energy-efficient appliances, highspeed internet, and LED lighting, every detail is crafted to enhance the resident’s lifestyle. Pointe Grand Gainesville’s residents will enjoy community amenities like a swimming pool, private pool cabanas, a 24-hour fitness center, a coffee bar, Paw Spaw, and other spaces designed for relaxation and connection among family and friends.
