Miami has never been shy about reinventing itself, but 2026 is shaping up to be a particularly buzzy year for hotel obsessives, design nerds, and anyone who plans trips around pool decks, lobbies, and long lunches. After years of renovations, rebrands, and will-they-won’t-they timelines, several high-profile properties are gearing up to welcome guests.

What makes this slate especially compelling is how deeply rooted these properties are in the city’s history. These openings are less about parachuting in something entirely new and more about reintroducing beloved names and historic footprints with sharper design, stronger food and bev programs, and a clearer sense of who they are courting. Here are five hotel openings we’re watching closely this year.

Delano Miami Beach

The return of Delano is nothing short of a major Miami milestone. Long considered one of South Beach’s defining hotels, with roots dating back to 1947, the Delano is reclaiming its place as a scene-setting icon with a refreshed vision that nods to its glamorous past while enhancing its modern appeal. Expect the same sense of drama on arrival and the signature white-on-white aesthetic, recalibrated for a new generation of travelers. Diplomat Beach Resort Hollywood

About 20 miles north of Miami, the Diplomat Beach Resort Hollywood is entering a new era with a full renovation and rebrand as Signia by Hilton. The overhaul includes refreshed guest rooms, updated public spaces (including a new lobby spread with 35-foot palms and 70 species of plants), a luxe infinity pool, and, in general, a more elevated approach across the sprawling oceanfront property. Some restaurants have already rebranded: Point Royal is now Palmea Kitchen. Though the exact opening date has not yet been announced, it’s expected sometime this Spring. 3555 S. The Rover Miami

A true boutique hotel in an era when the term has all but lost its meaning, The Rover contains just ten rooms: six standard accommodations (named after Celia Cruz and Ernest Hemingway) on its first floor and four suites (Miami and Havana-themed) on the second. Its charming back patio is a great place to listen to the sounds of Little Havana before stepping out for a night on Calle Ocho, just steps behind its hedges. Though the popular thoroughfare’s main attractions are within close reach, the hotel offers a car service and guided tours upon request. Royal Palm South Beach

Royal Palm South Beach is set to return under Marriott’s Tribute Portfolio, with a reimagined identity that blends Miami modernism with a subtle French Riviera sensibility. It will include a revitalized pool and bar, light-filled rooms, and unconventional gathering spaces, all in the heart of South Beach. The Sunny

Sunny Isles Beach lands a major new player with The Sunny, a 339-room oceanfront hotel accepting reservations for February 1 and beyond. The property rises from a full transformation of the historic Newport Beachside Hotel & Resort, originally opened in 1967 and led by a third-generation family of hoteliers.
