He’s flipping out!
Hospitality guru Keith Menin — a hotelier, entrepreneur and developer — has listed a waterfront compound on Miami Beach’s prestigious North Bay Road for $32.5 million. That’s almost double what he paid just last year, Gimme Shelter can reveal.
Menin Homes, which Menin founded, bought the property at No. 5300 for $16.1 million last year and “completely redeveloped” it, according to the listing.
“The vision was simple,” Menin told Gimme. “If The Surf Club Four Seasons had a private villa with the finest views and water in Miami, this would be it.”

Menin, who lives on Fisher Island, has developed projects that include the Gale Miami Hotel & Residences and Mondrian South Beach. In addition, Menin Homes has also developed more than a dozen residences between Miami and Aspen with more than $200 million in sales over the past 10 years, he said.
That includes the $35.35 million sale in 2023 of Cher’s former mansion at 64 La Gorce Circle in Miami Beach to Bausch + Lomb chairman and CEO Brent Saunders and model/actress Daniela Botero Correa. Menin had bought the mid-century manse via an anonymous LLC just three years earlier for $17 million in 2020.
Known as Miami Beach’s richest road and the glitzy town’s “Park Avenue,” North Bay Road’s past and present property owners include Cindy Crawford and Rande Gerber; David and Victoria Beckham; Jennifer Lopez; Shakira; Karlie Kloss and Josh Kushner; Apollo’s Josh Harris, Barry Diller; and Steve Witkoff, Donald Trump’s special envoy to the Middle East.
The 4-mile stretch has seen $1.19 billion in sales since 2020, according to data compiled by the Wall Street Journal.
The current North Bay Road listing was built in 1998. The estate consists of a 1,613-square-foot main house with four bedrooms, 4.5 baths — plus a white stucco facade with a Spanish-style roof, and stunning bay and skyline views.

A separate, 1,410-square-foot guest house comes with three bedrooms and three baths, as well as 12-foot ceilings and hardwood floors. Together, they total just over 6,000 square feet, with original architecture and design by Zeb Jarosz — all on .29 acres.
The property had been previously owned by the late Telemumdo President Don Browne, who passed away in 2023. Before Menin’s purchase in 2024, it had last traded for $4.23 million in 2003.
Design details in the main house also include 12-foot-high ceilings, plaster walls and hardwood floors, and light-filled interiors. There’s a chef’s kitchen, along with an entertaining space with a fireplace. The main bedroom suite is the tour de force, with custom walk-in closets, and two spa-like baths with a steam shower and a separate sauna — plus an outdoor terrace with a cold plunge.
Outside, there’s a new saltwater pool, a Jacuzzi and a summer kitchen — along with a dock.
