Vertical construction continues to progress at the site of Pendry Tampa and Pendry Residences Tampa, a 38-story mixed-use tower along the Tampa Riverwalk at the corner of Ashley Drive South and East Whiting Street. Designed by Arquitectónica and developed by Two Roads Development, the project is steadily climbing as the reinforced concrete superstructure rises through its podium levels.
Recent photos show the north side reaching the fourth floor, while a ramp to the seventh floor has been formed on the south side. At the current pace, crews are completing a new level approximately every ten days. Formwork, rebar cages, and shoring systems are active across the site, as well as two towers cranes and and a concrete pump, marking visible vertical progress on what will soon become one of Downtown Tampa’s most prominent riverfront towers.

The development will feature a 220-key Pendry Hotel operated by Montage International and 207 branded condominiums with interiors by Studio Munge. Residences will range from one to three bedrooms, priced from $1.7 million, and will include access to a private lobby, dedicated elevators, and a rooftop pool deck.
Earlier this year, Two Roads Development secured $520 million in construction financing from Sculptor Capital Management and Nuveen Green Capital, including a $290 million C-PACE loan, the largest of its kind ever issued. The financing supports the project’s sustainability and resiliency measures, which include energy-efficient building systems, water conservation features, hurricane-rated glazing, and flood protection around the ground-floor areas.
Upon completion, the tower will introduce waterfront dining, a 14,000-square-foot spa, 10,000 square feet of meeting and ballroom space, and a fitness center, further expanding Montage International’s Pendry brand across major U.S. markets. Construction is slated for completion in 2027.
