European independent hotelier Kempinski Group recently announced its Kempinski Residences Miami Design District, the company’s first branded residential project in the United States.

The community, set to be delivered in the fourth quarter of 2029, is being developed by Miami-based DaGrosa Capital Development Partners; ISG World will spearhead sales. The architecture is by Arquitectonica, with interiors by Rockwell Group and landscape architecture by Enea.

Located at 3801 and 3883 Biscayne Boulevard, Kempinski Residences will offer 132 condominiums across two 20-story towers, plus six townhomes and 17 guest suites. The residences will range from two to four bedrooms, with interiors measuring 2,100 to 3,100 square feet and total living areas reaching up to 3,700 square feet. Units will offer terraces with views of Biscayne Bay and downtown Miami.

“Miami is where timeless luxury and visionary development converge at the highest level, making it the ideal setting to introduce Europe’s oldest luxury hospitality brand,” Kempinski Group CEO Barbara Muckermann said. “Our ethos of ‘The Good Life’ will offer an elevated, urban lifestyle to residents that resonates deeply with the vibrant destination — celebrating culture, connection and authentic living while being supported by our European elegance, design and legendary service.”

Amenities will include a third-floor amenity bridge with a fitness center, spa, lap pool, cold plunge, saunas and outdoor training areas. There will also be a restaurant with terrace seating, dining salons, library, screening room and golf and Formula 1 simulator rooms, as well as children’s playrooms, splash pads, shaded play areas and padel court.

“Kempinski brings a rare standard of service and refinement to Miami’s branded residential landscape,” ISG World CEO Craig Studnicky said. “Today’s luxury buyers understand design, but Kempinski is further distinguished by its heritage of bespoke service and attention to detail. Paired with the Design District’s creative energy, this is a highly compelling offering for the market.”
