Senate approves changes to My Safe Florida Condo Pilot Program

TALLAHASSEE, Fla. (WCTV/Gray Florida Capital Bureau) –  The Florida Senate on Wednesday approved changes to the My Safe Florida Condo Pilot Program aimed at directing grant funding to the condo owners most in need of help hardening their homes.

The program provides matching grants to condo buildings across Florida to pay for exterior improvements including new doors, windows, and roofs. It is seen as a way to help lower insurance premiums, alongside the original My Safe Florida Home Program.

The approved changes focus eligibility on condo buildings constructed before 2008 and low-income complexes.

Rep. Christine Hunschofsky (D-Parkland), who is carrying the bill in the House, said the program addresses a growing affordability problem for condo residents.

“I have in my area a lot of older condos where people are on fixed incomes, their property insurance rates are skyrocketing,” Hunschofsky said. “They need help with their property insurance, and they need help to make sure their homes are also hardened.”

Florida Politics:

Travis Moore of the Community Association Institute said the condo program may carry more weight than the My Safe Florida Home Program because storm damage in multi-unit buildings compounds across floors.

“When something goes in, water on the 12th floor, it goes down to the 11th, the 10th, and then that whole building is impacted,” Moore said.

Moore added that condo associations face significant damage when storms hit. “Condo associations still have much damage when a storm comes as certainly as anyone else. When you’re in a high-rise, water intrusion, all these other concerns,” he said.

Hunschofsky said money is currently available in the program and she hopes additional funding will be added.

“This is something that should constantly be funded. Because for a very small amount of state funding, we are encouraging private funding,” Hunschofsky said.

The total amount the state will allocate to the program for the next fiscal year has not been determined. Budget talks have not yet begun publicly, with nine days remaining in the scheduled regular legislative session.
