Price: $45.5 million

A penthouse with a rooftop terrace and pool will be perched atop the under-construction Pendry hotel and condo tower in the heart of downtown Tampa along the Hillsborough River waterfront and Tampa Riverwalk.

“It’s pretty much the premier penthouse in the entire market,” said listing agent David Moyer, of Smith & Associates Real Estate. “It’s on top—on the 38th floor—of one of the tallest buildings in downtown Tampa. It’s over 10,000 square feet, one of the most substantial condos on the market.”

Developed by Two Roads Development with architecture by Arquitectonica, this 38-story building with 200 condos and 220 hotel rooms “will really move the needle” for Tampa, Moyer said.

It will feature hotel rooms on floors one through 14, with a second-floor speakeasy and a pool, a spa, a fitness center, event space and a restaurant on floors 12 and 14, Moyer said.

The residences, which will be on floors 15 to 38, will have their own private valet drop-off and lobby lounge, he said. Residents have full access to the hotel facilities and amenities as well as their own pool and owners’ lounge.

Construction will likely be up to the 15th floor by spring, with both the hotel and the residences set for completion next year, he said.

This unit, Penthouse A, is on the building’s southern side, with primarily a western exposure but also with south and southwest water views, Moyer said.

The building’s interior designs are by Studio Munge, and Penthouse A will feature “stepped-up finishes and materials,” including custom millwork and wall coverings, a grand staircase and a bar, he said.

The elevator opens to a private entry foyer and then the living room, which will have a grand piano and a bar, he said.

The kitchen, which adjoins the family room, will feature a marble island, Wolf and Sub-Zero appliances and custom cabinetry, according to Pendry.

Architectural details include 10-foot ceilings and floor-to-ceiling windows.

The unit’s design plans for a private theater with a snack station, an office and a fitness room, Moyer said. The primary bedroom suite is in its own wing, with a separate terrace, dual closets, and an en suite with a soaking tub and a walk-in shower.

The rooftop terrace will feature a pool, an outdoor bar, a summer kitchen, a hot tub, a dining area, a bathroom and an outdoor shower, he said.

Neighborhood Notes

“Riverwalk is the No. 1 amenity of downtown Tampa,” Moyer said. “It’s a 20-year project and it keeps expanding.”

The Pendry tower will be “at the intersection where the Hillsborough River connects with the bay,” he said. “The building is really centered between the three biggest hubs of Tampa.”
